I made a reservation in July for December. I later found that there is not adequate off-street parking available. I was going to visit a cousin and at first she recommended this B&B but after checking found that it is in a neighborhood that is not safe to walk in at night (most neighborhoods are unsafe at night not just this and I do understand that) but since other of her friends had had problems with off street parking this became a concern because I am over 65.

I called to cancel and was told that the refund would be made through paypal (even though I had not made my reservation through paypal and my paypal account had been mingled with someone else and I was in the process of disputing it) and there would be a 15% penalty for canceling.

I do not often stay at B& B but all motels or hotels, that I have stayed never evoke the fee when canceled in such a timely manor. Only discounted rooms or booking agencies charge late fees no mater what.

Just be sure you are going to stay or can afford the fee. It is hard on retirement income to pay these fees.

What a lovely, colorful place to stay!!! The home was beautiful with such interesting artwork everywhere and delightful, friendly and helpful hostesses. It's in the Bywater neighborhood where we felt as safe as anywhere in New Orleans and close to the French Quarter and wonderful restaurants within walking distance. The house is meticulously restored, the rooms are large and comfortable (unlike some other guest houses we've stayed in). The one drawback was the(sometimes) shared bath. We were the only ones in our area the first night. You can reserve Sam's room(as it's called) with the bath private, I believe, if you wish. Our hostess went out of her way to be helpful, even as far as to get out gardening books when I questioned the name of a lovely shrimp plant in the beautiful courtyard area where we had tea in the a.m. I would recommend this b and b to anyone without kids, looking for the Bywater, neighborhood experience of new Orleans

This b&b was really a home away from home. I was there for a week with my sister and we were treated like extended family. The home is filled with fascinating local folk art and comfortable and attractive furniture. The place was spotless. The new manager Lisa was attentive and friendly. We will definitely go back.

I stayed at the Bywater B&B with my family for the Christmas weekend. We had a great stay. I think it's important to note that our hostess was a young woman named Alex. She was very curteous and mentioned she's the newly appointed caretaker. The good:
1. The great value! Seriously $75 a night?! Can you stay anywhere in Nola for this rate?

2. Spacious, clean rooms with crazy, cool folk art.

3. Lovely outdoor garden patio. It's private and lush, so cool.

4. Decent walk to the French Quarter but short walk to Frenchman st. Much cooler than Burboun st anyday.

It's a very old rennovated house so it has it's flaws, a bit drafty in the front rooms, iffy plumbing for the toliets but we had no clogs. The water pressure is great in the showers. The neighborhood is a bit rough around the edges but we were totally safe and walked around quite a bit.

I had a great time and felt like we had a unique New Orleans experience. I would definitely stay there again.

I have stayed at a couple of B&B's before and they vary in routine and Inn keeper involvement but have always had a focus on HOSPITALITY.
Never have I been treated so poorly by someone who was supposed to be providing me with a service. I was staying in New Orleans for a friends wedding and took over one of the wedding parties’ reservations at the B&B when they decided not to come. On arrival the B&B itself was cute and has a great collection of local art. But that’s where the charm ends.
The Inn keeper was brash and seemed only concerned with money and who owed her what. So much so, that when I checked in she hit me up for cash for the second half of the reservation and wouldn’t take a card because she would get a fee for running a second charge. After scrounging through our wallets we came up with $74 of the $75 due. She said that would be fine for the night but she would need us to get her that dollar tomorrow.
She switched me from the room I was supposed to be in that had a King sized bed to one with a full size, which made for a COZY stay for me and my boyfriend. The following day one of the toilets backed up in the house. She yelled at some other members of the wedding party that were staying there about messing up her toilet and how much it cost her to get the toilet snaked and now she didn’t make any money on them. Really?!
Long story short, for the 3 days we were all there, the B&B was given the name “Grandma’s House”. In a way it forced us to see a lot of New Orleans as first time visitors to the city. As a group we all tried to stay out of the house as much as possible and pretty much went back to shower and sleep. It was not a comfortable, guest oriented environment. You felt like you were an unwanted burden in someone’s home.

Lastly, according to some Louisiana state law the Inn keeper can’t actually cook breakfast for their guests. So the Bywater B&B is actually only a B!
