This B&B is well located on the Sea Front, close to the Pier where there are both normal and quirky amusements, a few cafe's with outdoor seating and service and shops selling a wide range of goods.
The check-in times were a bit restrictive (between 12pm - 1pm & 5pm - 7pm) considering that Southwold is right on the East Coast, quite far away from major roads, but the approachable nature of Pauline the landlady meant that a call to let her know your actual ETA didn't seem to be a problem.
The rooms are extremely well appointed. We stayed in room 2, where there was a 4 poster bed, 22" flat screen TV, the usual tea and coffee facilities (with 4 milk pots - enough for tea in the evening for 2, and coffee first thing), and a luxurious en-suite which was finished in marble with a modern sink unit and bath with 2 shower heads (drench type and 'normal'). Supplied in units on the walls in the bathroom was hand wash and hand lotion by the sink, and shampoo and shower gel by the shower. There was plenty of storage in the bedroom, with a dressing table, chest of drawers and wardrobe in 'wood' (I don't know which type, but they were nice).
Overall, the finish of the room was modern, but retaining some of the character of the victorian building, and extremely clean.
The bed was comfortable, with 4 pillows, although these were feather, and not to my comfort.
One small critisism of the room would be that the lighting by the dressing table was poor - and the mirror above the sink in the bathroom, which was lit by spotlights, was too high for my stature.
Breakfast was served between 8.45 and 9.15, which again, was a bit restrictive, but the food was great, and there was a selection of cereals and yoghurts available on the table, with a melon serving for each guest. A cooked breakfast was also offered, and the bacon and sausages were high quality. You were seated with the other guests, which was different from what I expected, but all us guests were able to chat comfortably while waiting for our cooked breakfast to come.
After breakfast, you are expected to vacate your room, whilst it is being cleaned and I certainly wasn't expecting this! I would have preferred the choice of staying in my room, although, it did mean that I had the opportunity to explore the town a bit more, rather than lie in, and it was certainly worth it!
Check out is at 10am, and again, this is pretty early, but it wasn't a problem for us. Parking was very difficult for us; we arrived on a Friday evening and the sea front was full. We ended up parking further down the road and around the corner, which I didn't really like.
Overall, this is a really nice place to stay, clean, modern and functional, well located for main attractions of southwold and really friendly.
