“Off Season Rental, Fabulous Area, but No Luxury”

Driving across the sand to the SunnyBank destination is such a thrill. The dunes, ocean, and row of homes look spectacular. To better help those that might consider this rental I will discuss the area, home, neighbors, and owners. I take into consideration the fact that this is billed as a luxury home and I have certain expectations based upon that descriptor.

The AREA

I visited in the off-season, January, so complaints concerning traffic on the beach weren't an issue. We had many children in our group and the kids thoroughly enjoyed the area. The children were imaginative and active throughout the dunes and the fabulous play structures. We had exhausted kids each night, awesome! One downside to the area is that the massive, beautiful dune on the sound side of the home is private property. We spoke with the owner of the dune, he runs a local tour group, and he allowed us to play, but warned us not to entire the brush area due to poachers. Sure enough, we heard gunshots on our first night. Apparently wild pigs are a favorite.

The beach is just far enough from the home to allow for a peaceful walk through the dunes before you reach the beach "road." If it were summer, I would have been terrified for my kids, as a sign read that the roadway was from the dunes to the waterline, but we saw little traffic and had a fantastic experience exploring the shoreline.

Also, the distance from the home to the shore is perfect for catching glimpses of wild horses meandering through. We saw several horses munching on the grasses around the home; we were thrilled. The downside, horse manure on the dunes, but the kids thought that was cool too.

The HOME

The outward appearance of the SunnyBank compound is beautiful. Surrounded by dunes and other lovely homes, we had high expectations. The main home, guest house, and outdoor cooking/play area are all separated by the pool area. As we stayed in the off-season, the pool was covered. However, the children’s wading pool was not and I think this is really unacceptable. The kiddie pool had a foot of disgusting water sitting in the bottom and with the top uncovered it required a keen eye to make sure no children or adults fell into the mess. I would expect this to be covered, as is the main pool.

The outside covered patio has a cooking area, a ping pong table, and some swings. We had a lovely time resting in the room and listening to music. The weather was beautiful and mild, so we enjoyed being outside.

The interior of the main home is roomy and the rooms are situated so that the children were not disturbed when the adults stayed up and chatted after lights out. It is obvious by some of the details that the builders put great care into planning the home. It doesn’t appear as though that same care and attention is still invested in the home. I want to preface the following lists by reminding you that we took into consideration the value and “luxury” of the rental property. While we did enjoy our stay (we are genuinely positive people), the rental was far too dirty and lacking to be considered a luxury rental. We contacted the owner concerning many of the issues and she was less than gracious. I think her idea of luxury is different than most. Instead taking action to remedy the issues, she simply defended her property.

Pros
-large interior
-nice layout
-toys and child friendly gear
-the area was nice, during the winter
-our group had a great time
-dunes behind the home provided hours of fun

Cons
-There was a GIANT CRACK (about 2-3 foot long) in the ceiling of the kitchen, drywall was falling out (called the owner and she could have cared less) If a guest had notified me of a hole in the ceiling of my vacation home, I would have had someone there checking it out ASAP.
-Dirty…the home was simply too dirty to even be considered remotely luxurious and here are some specifics:
-shower light in one room was so filthy (meaning small bugs) my husband cleaned it
-spiders and cobwebs in the showers
-dead insects throughout the home
-whirlpool tub in two separate:” bathrooms had sand and black residue in the jets
-moldy showers
-blinds and window sills dirty and gross
-found a cockroach in one of the paintings; literally in the picture frame behind the glass.
-windows were so filthy from the sea mist some of them were completely obstructed
-strange fish (not fishy smell, but real fish) in one of the downstairs refrigerator
-crab claw in the seafood steamer
-red sticky drink mix in the margarita mixer
-dust and musty smells in many rooms
-Broken bed in one of the main house rooms
-no instructions for the WiFi connection (necessary when you have to be available)
-no gas to the fireplaces
-hot tubs were not filled
-misaligned oven door on built in all oven…food doesn’t cook correctly/ takes much longer to cook.
-there is NO Japanese soaking tub as stated throughout the promotional materials…I’m not sure how you can rent out a property and not have all the amenities stated
-power to all but one wall light was out in the sunken queen room, we simply used one of the other bedrooms
-the house had satellite TV but the television stations were limited below even the basic package,…no ESPN and only 4-5 music channels.
-"fire pit" was nothing more than a hole in a table with a capped off gas line...no way to snuggle up and keep warm outside
-décor is very dated, nice for the time, but dated
-this isn’t a con, but just an odd side note, in each room there was at least one animal, stuffed, painted, etc. staring out at you…like you were always being watched

I found it a little odd that for a rental that has notices about cleaning surcharges should you leave certain items dirty (i.e. the seafood steamer and finger prints on windows) there sure were several of those items in need of cleaning as mentioned above. Kind of makes me feel the owner is getting taken by the cleaning service; if there is actually a professional crew that comes in after a rental.

NEIGHBORS

As a previous poster on TripAdvisor stated, the house next door has a HUGE wall that is dividing the properties. It isn’t really an issue, but I found it hilarious. It’s not just a fence…but a WALL that is about 15-18 ft tall. I guess good walls make good neighbors.

OVERALL

The rental is spacious and in a great locale for the off season. I think that the summer would be too busy for children to play at the beach. Perhaps the owners are looking to pass the torch and simply don’t care to invest anymore into the property. It is a shame, as it could be much nicer. Final thought, a previous reviewer mentioned the animal heads mounted in the living area…I liked the Zebra, it was so fake…like a cartoon zebra staring out at you.

“Families with small kids think twice”

Sunnybank is a beautiful home. There were a few minor complaints: outdoor grill was difficult to light, outdoor fridge didn't work, there was a broken bed. One thing that surprised us was that one of the rules is to vacuum, prepare sheets/towels for the laundry, and clean dirty windows before you leave. For the price, I wouldn't expect to do those things. The walk from the house to the beach is longer than I would've liked especially when the sand is blistering hot. A bigger concern though would be the traffic on the beach. Cars are allowed to drive wherever they want. We found ourselves surrounded by cars more than once. Cars were driving in front of us along the water's edge, and they were driving behind us in the softer sand. The young children in our group weren't prepared to have to look both ways when they were going from the water to their towels or sand castles. I found it to be a dangerous situation. Not all cars obey the 15 mph speed limit. It wasn't only cars coming through. We were passed by dump trucks and even a cement mixer. Visitors need to understand that cars have the right of way, not people. The website boasts seating for many people. During our stay we were called by the owner who was concerned about the number of people in our group. We were lead to believe that "many" is 12 people. It wasn't relaxing to be questioned by the pool man and then the owner, and then have different repairmen showing up the next 2 days. We felt like we were being spied on. We had family members who drove in from 10-14 hours away to stay at Sunnybank. The phone calls and questioning were unnecessary, Overall, Sunnybank is a gorgeous home but be prepared for driving in sand(people do get stuck), traffic 2 feet around you on the beach, and that many means 12.

“Our Wonderful week in the OuterBanks”

A great family getaway in the fall . The house provided everything needed for an excellent stay. Fantastic sound systems in both the game room and the main house. All the bedrooms were elegantly and tastfully done. Have I been to nicer beaches, yes. But this premier home offers so much that we seldom left the house. Our 8 guests had a marvelous time, the owner was totally responsive to our needs, and the previous review is way off base

Sunnybank, or Moneybank?

This is my family’s documented/videotaped opinion and experience concerning a vacation we had when we rented a house known as Sunnybank, NC in the four-wheel drive section of Corolla, NC.

If you put Sunnybank, NC into your search engine because you are thinking about renting this Outer Banks beach house, you might want to think again.

We had a nightmarish experience staying in this supposed “luxury” house. We have been coming to the Corolla, NC area for years and this was our worst experience ever. Here are some things you might want to consider before handing over your hard earned money:

-The description and pictures in the advertising are deceptive and make the house sound like it sits all alone on a bluff overlooking the Currtuck sound and Atlantic ocean with wild horses grazing in the yard. In truth, there are HOUSES, not horses, just feet away on both sides-something you don’t see in the pictures. It looks like the pictures on the web site were taken before the other homes were built-The house next door has a huge wall facing the pool that looks like a “spite fence”-the portrayal of the house on the web site is just flat out dishonest!

- Also, the sound and the ocean are a significant walk away. The house sits on the lower side of a sand dune which can blow fine sand that feels like pins and needles on the skin. The low section in front of the house collects water like a little swamp-no wonder the mosquitoes are so bad!

-The beach access for this house is unimproved, unlike the neighbor’s home. You have to meander on a path with rocks, metal wires, broken snow fences, burrs and horseflies to get to the beach. The houses nearby, which rent for less, have much better access.

-On the way to the beach there is a tacky children’s castle and pirate ship that are filled with broken, faded old toys and biting flies. The castle literally sat in the water of the mini-swamp and looked like a potential snake-pit. I wouldn’t let my child go in there for safety reasons. You also have to look out on these when you try and view the ocean over the dunes.

-Despite the fancy advertising, like “seating for 100”, many of the amenities at Sunnybank were broken or could not be used. The list of non-working items included: a broken ice machine (who needs ice on a beach vacation anyway?), malfunctioning grill (dangerous), no pool light for night swimming (dangerous), uneven walkways (dangerous), no working CD player, satellite TV was not available on most of the TV’s, the internet was down most of the time. These were all advertised items that did not work-you would think a "contract is a contract"-but not with these operators.

-The nice homes we have rented in the past usually had everything up and running or management would fix them immediately. We called but no one came out to fix anything or help-there was no sense of service-only bad attitude from the owner on down. There was also trash in the pool area, all along the walk to the beach and out in the Gazebo. Unfortunately, you couldn't really use the Gazebo anyway because it is filling in with sand.

-If you rent this house, be prepared for some weird decorating. Personal pictures, apparently of family members, are mixed in with animal heads and nude pictures. My wife was not happy to find pictures of nude women in the master bathroom and my daughter wanted to cry when she saw the poor animal heads sticking out from the wall. One bedroom has a crib filled with dolls, all with their eyes wide open, staring out. Creepy!

-Watch out if you sit in the hot tub at night. We counted over eight, huge, half-dollar sized spiders in the rafters above our heads. They would slide down on their webs, sometimes right on top of your head, sometimes in front of your face! I tried spraying them out with the hose, but who wants to do that on vacation? Also, there had to be a wasp nest somewhere on the house, because every day, wasps were buzzing by and there were dead ones on the porch floor. Obviously, no insect control at this house!

-If you use this home don’t create much trash or you will be "fined". There are signs everywhere in the house announcing rules about all kinds of things (on the fridge, freezer thermostat etc.) , one of the notes says that if you create more than five bags of trash in your week, you have to pay them more! Imagine that, paying top dollar for a rental house but having to count your trash bags!

-You won’t find it in the advertising, but the beach out front is more like the interstate highway than a peaceful retreat. This house is not secluded the way it is described in the advertising. It sits at the relative beginning of miles of beach development, so hundreds of cars go screaming by everyday trying to get to their houses further down the beach. Don’t even bother going out on Saturday during changeover-it's not worth it.

-The SUV's and trucks drive very fast on the beach out of fear of getting stuck in the sand. It was like being in the demolition derby, with no lanes, no speed control and cars flying by wherever they wanted to. Some cars drove up by the dunes and some cars drove right at the surf’s edge- they could drive wherever they wanted. My nephew was building a castle by the surf and a NJ Lexus came by and actually beeped his horn at him!

-Despite all that stuff about nature and seclusion in the advertising, the beach experience at Sunnybank is like putting your lawn chair on the highway and trying to relax. You have to watch your children constantly to make sure they don't get run over.

-Unless you are experienced in sand driving, you will not be prepared or able to get to this house. We watched as car after car got stuck trying to get up the hill to Sunnybank. One man from New York stayed there for awhile with a tow strap to help pull cars up. There is even an old dropped transmission sitting in the sand in front of the house like a warning! Two of our cars were damaged and required towing for repair. The tow truck drivers are obviously very familiar with all of this-they make a living out of it.

-The dune into Sunnybank is one of the highest and most difficult to negotiate. If you want to go into town to get ice because the ice machine is broken?-you might think again because if you go out you could easily get stuck or damage your vehicle-even the fancy four wheel drive SUV's. We watched from our beach chairs as a Range Rover got taken out on a flat bed-weird.

Summary: The bottom line in our opinion, fellow beach lovers, is that Sunnybank charges a premium price for a deeply inferior product. The advertising is deceptive. There are much better houses in much better locations with much better owners than this rental. If you go to the OBX, I would suggest Pine Island, Whalehead or Buck Island for your money-the owners there try to serve their customers, the homes are impeccable and your kids won't be threatened by speeding vehicles!
