This motel has a 5 star location right on the ocean a short walk from town. The down side is that it badly needs to be remodeled. We had a beautiful view from our second floor balcony and for us that made the stay perfect! The furnishings are in very poor condition, the tv is old and small and the bathroom door was water damaged. The good news is that it was clean and the staff at the front desk are nice. We were told the owners were meeting while we were there to decide on remodeling. I hope they do as I would love to return and stay there again because of the location. If you go, I suggest a second floor oceanfront room for privacy and the view. And make sure you walk a few blocks to eat a delicious dinner at Harvest. For treats and breakfast to go, the Montauk Bake Shop down the block is amazing!

Staff is great and very friendly. The view is awesome, especially from the second floor rooms.

The rooms are OK. They are still appear to be refurbishing them so some of the paint or wallpaper could use a refresh. But that said the rooms are comfortable

Recently stayed with OBR this past weekend and have to commend Chantelle- with all the traveling for business that we do, she has left the best impression! Had beautiful, welcoming smile as soon as we arrived which made us all feel welcomed. Chantelle had no problems at all giving much needed info regarding area such as were to eat or where to go for other things...Ready and willing to help whenever needed. As for the other worker there with her- she seemed more into her computer than her job. She did not greet us at all ever- I dont even know her name! Chantelle did a wonderful job, so if in that area. go stay with them ask for her she will make you feel at home! I look forward to going back because of how she represnted herself and her property!

My boyfriend and I stayed here for a weekend in October. The room was adequate, however it could use some updating. There was rust/ water stains in the ceiling. This was in October after the busy season, so I'd give them the benefit of the doubt that they will do some repairs on the off-season. The type of beads spreads they had always gross me out. The shower had decent pressure but it kept going from warm to cold, back to warm, which really annoyed me. The walls are very thin and you can hear everything going on in the rooms around you, below you, etc. I can't imagine what it's like in the summer. Location was good, but Montauk is small, most of the places are near restaurants/shops, etc. You could walk to get to some of the local restaurants for breakfast and lunch. There was a balcony but ours faced the parking lot, so I'd request a better view if you plan on using it. They provided enough towels for 2 people. There was a small kitchenette which had a stove, fridge, cups, glasses, tea kettle, coffee machine, frying pan. So that's a big plus if you're looking to save money on food when you're there. This is a no-frills type of place, so if you don't care where you stay, it works. No high maintenance people advised.
