I stayed at the Sands Motel the last week of August. We rented two rooms. The first room was a 1st floor two queen bed efficiency. It was clean but did not have a pleasant smell. The rooms need updating, old carpet and dated dark paneling. The second room was on the 2nd floor and had a queen and a twin bed. It was clean and bright and had a nice balcony with a partial view of the ocean. The beach was across the street very accessible and a very short distance. The maintenance and room attendants were constantly busy cleaning and maintaining the property. The pool was kept immaculate. The check in/out employees were not very personable at all. No hello or anything. Not friendly. I would return the price was affordable and motel was clean. We spent most of our time out sightseeing, at the beach and the pool.

Leave all expectations for value at the entrance to Montauk. To be fair, we did come Labor Day Weekend but it hurts to drop $200 a night on a dump. Very musty and out dated but being right on the beach, I guess you don't have to try too hard. Oh, and their "queen" is really a full.

first floor corner room with no view. least expensive room offered. completely fit our needs. queen bed with clean sheets. clean rug and probably a recently updated shower. didn't need air conditioner on. i assume it worked. chairs with table and wi-fi. offered basic amenities, shampoo, conditioner, soap, lotion. towels and linens do show signs of wear. refrigerator should be replaced soon. if you know what to expect you won't be disappointed. the best part of this place it that it is "feet" from on of the best beaches Montauk offers. We literally walked through the parking lot, across the street, up and over the dune to the beach. As another reviewer mentioned, you just walk back to the room to use the facilities, it's that close. Located on the edge of town, it is an easy walk to food, groceries and ice cream. We didn't use the pool. It looked nice enough.
It is true, the walls are thin and you can really hear everything. In it's defense, it was very quiet after 9-10pm and we get 2 great nights of sleep. We stayed on a Monday and Tuesday night.

Exceptionally clean rooms; bathrooms look as if they were recently renovated; large and well-maintained pool; very close both to the beach and to the town. On the day of our checkout we were allowed to leave a car at the lot and use all the facilities. The people are quite friendly (though not too verbose) - they left the room open at night (as we arrived pretty late), provided us with maps and instructions, and also moved all our belongings to a more spacious room once it became available. No frills, but would definitely recommend it to a non-pretentious vacationers.
