Be aware of any hotel that asks for a 50% down payment and the balance BEFORE you check in. As I was checking out, I walked passed some of the rooms that were renovated and they were beautiful and for less money than my review. My room was not made up in a timely manner. We had to ask for more toilet paper. The bedding was old and filthy. I complained to the owner and she didn't seem to care as other reviewers mentioned. I don't think she is looking for repeat customers and subscribes to the adage that a sucker is born every minute. Stay somewhere else.

This year we went a little later than usual(allows dogs on the beach), but to our pleasant surprise we were able to do everything we did in the past and it was more pleasurable. We love our efficency because we know what to expect. It is off the main road which allows for privacy and yet the town is only a few blocks away. If you are looking to stay at the Four Seasons or Hilton please don't stay here...but if you want a hot shower,clean, cozy and locally accessible place this is for you. The off season rate is very reasonable. We enjoy the beach at our feet. We love to play woffle ball,grill out back,swim in the ocean and pool, play golf and just have the most beautiful sunsets, you can't imagine. Walking or jogging to town as well as taking the dog for nice walks is great. The folks you meet are nice and it is the best kept secret!
We looked forward to seeing Ken, Bozena, Joel, Justin and Arlene this year. It is like looking forward every year to visiting family. Darlene retired after we left last year,she will be missed. Already booked for next year September. By the way they just started selling these beautiful Sweatshirts that are very reasonable priced. Make sure to ask about them!

I came out to Montauk for an overnight stay spur of the moment. I tried a couple of hotels they were booked Oceanside had one room left at $180. i said fine. Got in VERY late so didn't realize until the next morning how dirty and gross this place was. The bathroom had tiles falling off the wall the stall shower was barely big enough to fit, sheets were gross, bed pad was beyond gross. Just needed to be steam cleaned after i left. And NO air conditioning!!

excellent location -- steps from the beach and town BUT...
we stayed in one of the older rooms -- kinda run down -- they are doing improvements...so request a newer room
has a great deck
no a/c
bbq grills in back
they allow dogs....the beach does not...yap yap yap yap bark bark bark...
they have a pool -- didn't use it

overall wouldn't stay again due to dog barking...but looks like the hotel is improving
