“Place is a scam”

On 1/20/2012, my girlfriend and I went on a tour of this place. My girlfriend had "won" (yeah, obviously we knew there was a catch) a cruise, 2 $40 visa gift cards, and few free nights at a hotel.
Long story short, they offer you a unit (in season) for about $19,000 starting. The price moves, but the interest rate is 17.9%. They try to tell you that spending $5,000 a year in present value for 20 years for vacations is cheaper than paying $19,000 (plus 17% interest) now. Obviously it's not. You have interest, opportunity costs, and inflation to take in to account. Not to mention that they ask for "cost of vacation" and compare it to "cost of hotel room/ night." These units obviously do not include gas, tolls, plane tickets, food, etc.
The maintenance fees are $72 a month. And trust me, for that $800+/year, you can rent a nicer hotel in the Berkshires for a week. Which brings me to my next point...
Even the MODEL room they show is not very nice. The floors are a split of cheap linoleum and indoor/outdoor carpeting. It's cheap and unsanitary.
Please don't fall for this scam. If you won the free prizes... go and claim them (they arent as free as you expect BTW once port fees and taxes are included) but DO NOT buy. It is NOT financially worth it.

“Wonderful Location, Comfortable Resort”

We traveled as four adults and were assigned a two bedroom two bath townhouse which was almost a home away from home. The unit was clean and the furniture was in excellent condition. Rooms were spacious, and the kitchen area had everything I needed except counter space. I don’t think I’ve ever been in a rental unit that supplied as much in the way of cooking housewares as Oak’n’Spruce. Rooms had adequate lighting. A large patio with table and four chairs offered a wonderful opportunity to sit outside when the weather was nice.

The area is convenient to all of western Massachusetts, which allowed us plenty of activities away from the resort. While a fall visit put us between Tanglewood concerts and winter skiing, we never felt a lack of opportunities. There were many waterfalls and hiking opportunities, historic homes, the Norman Rockwell Museum, and a Shakespeare and Company performance, which filled our week. We left much more unexplored. A car is necessary to access any of these.

We didn’t use many of the resort facilities, but did walk around to see what was there. The outside pools had closed, but there was a very large indoor pool available. There were arcade games suitable for several ages and a very nice exercise facility. The grounds were walkable and nicely landscaped and there is a very pretty rushing brook to watch from a foot bridge. I don’t know if the miniature golf was still operating in October because our week was quite rainy and we didn’t ask. The on site restaurant was a walk-up window next to the pool area and some tables. It felt like a pool snack-bar and offered typical pool fare. There was an area with better ambience that also had a bar, but it was only opened two nights a week.

There was no maid service, but a towel exchange was available. Front desk staff were very pleasant.

There is an adequate grocery store in Lee, but Great Barrington has a fantastic one with just about anything you could want. A new store is under construction in Lee and looked promising from the outside. Lennox offers a wonderful wine and cheese store next door to a coffee house that puts art work on their lattes with the foam. And if you remember “Alice’s Restaurant,” it’s in Stockbridge though it’s no longer a restaurant.

While I would happily return to this resort, I kept running into little irritating things, most of which probably wouldn’t have been a problem if I’d know beforehand. There was no DVD player with the TV because they wanted us to rent one. I don’t mind renting the DVDs, but I’m used to the player coming with the unit. We wanted to listen to the radio, but couldn’t find one until near the end of our visit when we discovered the second bedroom had a clock radio. Despite notices not to take towels from the unit, the pool didn’t supply any, instead suggesting we buy souvenir towels at the gift store. Fortunately for us, one of our party came a couple of days late and was driving, so we were able to ask him to bring some. I would have needed another suitcase to transport pool towels, or would find myself buying expensive ones and throwing them out before I left. Mattress pads were too small for the beds and only covered the middle third of the mattress. The resort made a big deal about being green, but had no recycling that we could discover. As I said, not deal breakers by any means, just things I wish I’d known.

“A nice place”

My siblings and I went for Christmas. They have both newer and older units. We had one of the older units. It was okay. The kitchen was dated but the bedrooms were very nice and rustic looking. Comfortable beds and couches. Clean. The heated indoor pools and hot tubs were fantastic though. Nice recreational/activity center that was very fun. I would give it a 3.5 out of 5 stars. Nice staff. Wi-fi in the main location. Grocery store just a mile or two away and outlets too. Great outlets!

“Basic Accomodations - Not the Greatest Design”

We stayed at the Oak n' Spruce over the weekend and weren't disappointed, nor were we impressed.
To start off, the entrance to the unit was not well designed. We were on the third floor, but we had to walk DOWN one flight to get to the stairwell to walk UP the three flights which is rather difficult carrying luggage. There's not much of a view anywhere due to the design of our area of the complex (Units 200 and up). You can think of this as an apartment complex rather than a resort. It's nice but, meh.
The two bedroom condo unit was fair sized, clean and serviceable. The kitchenettes were ok with basic appliances. I was surprised though that we could run out of hot water (which happened, of course, in the middle of a shower).
I hear this property was on the low end of time-share points, and I can understand why. I would be hard pressed to fork over a lot to stay here. It's not the worst, but I can't see myself running back here anytime soon.

“Promises kept”

We visited Oaks N Spruce in Lee on 3-15-11. We were offered the chance to look it over at the Worcester Home Show. When arriving we drove through the whole facility and were not at all impressed. It seemed old and used. Our appointment was for 2:30 and they took us about 2:45. Our interview lasted 1 hour and 45 minutes and when we did not buy we were taken to a room below to wait for someone to give us our prizes. We waited about 45 minutes before they gave us the prizes which were a 3 day getaway, a 4 day cruise with free airfare, a 5 day island vacation and a $40.00 prepaid card.

We were interviewed by a gentleman named Ted who was very personable and by another young man who never said a word. He was either in training or evaluating Ted’s salesmanship. Ted started by asking about the cost of our last few years vacations and then using that info to show that we could save many thousands of dollars by making a one time purchase of a time share. He then took us to view one of the units. My wife walks with a cane and he never once held the car door for her. When she got into his car she had to step over his jumper cables on the floor. Ted finally gave up on me and one of the sales managers Louis came over. Louie was also very pleasant and he took the sales price from $15,000.00 down to $9,000.00. In the room downstairs we found that others there had been offered units for $8,000.00 and $6,000.00. One couple there had actually bought but declined when it came time to sign the paperwork because the deal was different than they were told by the salesman.
We managed to end our interview by saying that it just was not for us. If we gave a reason why they would try to overcome the objection so we just kept saying, “I don’t know why but I just know it isn’t for us” and with no objection to counter, they finally gave up.
The interview room was packed with about 40 salespersons talking to their prospects. It was loud and noisy and had music blaring through the room. We complained a number of times to Ted but he never moved us, even though he had to constantly repeat what he was saying. I believe the purpose of the loud music was to disorient the prospects, making them easier to sell.
The unit we saw was unimpressive and had an odor. It did not peak our interest at all. The furnishings were not great either.
We were given the prize package which we had to go online to register. After registering we were supposed to get a form within 14 days inviting us to book. On the 14th day we received one of the forms by email. There are many restrictions of booking. You cannot book you trip within 60 days of registering, you cannot book you choice of dates within 30 days of each other and you cannot book within 7 days either side of 9 various holidays. If you interpret this strictly, it leaves about 19 days a year you can book.
We did not hear from Spirit regarding our free trip to Cape Cod so I called and spoke to Wayne who informed me that there were not any openings for that date. He said they would now try to fulfill the next date.
In August, 2001, we received an email asking us to contact them to schedule the 3 night cruise. The number was Spirit Travel and they were very good. We booked a 3 night cruise on the Carnival Imagination out of Miami. While the base cruise and plane fare was free, we still had to pay all port fees and taxes, which came to $767.00, or about ½ the cost of the cruise so it was still a good deal. Our flights were on spirit Airlines and we had to fly out of Boston at 6:30 a.m. and fly to Chicago where we would change planes for Ft. Lauderdale. Once there we would have to van to Miami and stay at the Courtyard Downtown overnight before boarding the ship. To do that we had to pay a shuttle from the hotel to the ship and buy some meals in town. After returning we were to get off the ship by 8 a.m. for a bus to Ft. Lauderdale where our flight home would not be until 8 p.m., 12 hours later. We scheduled a 3 hour tour of Miami to use some of the time and once again needed some meals. The cabin they got us on the ship was on the 4th deck in a small room with bunk beds. We paid $75.00 apiece to upgrade to a non-bunk bed room, still on the 4th floor and still an interior, windowless cabin. When adding all the meals, transfers and hotel costs, the trip would not cost $1,450.00. A few days later we received another notice to call them concerning reserving our 2 night stay on Cape Cod.
We contacted them and made two nights reservation at the Travelodge in West Dennis, Ma. The taxes and fees came to less than our $50.00 deposit so we received a check for the $21.00 difference. It was a nice hotel in a convenient location.
We went on the cruise 10-10-11and had a great time. They did keep all of their promises to us.
