I recently spent two nights in the small (twin bed only) Walnut room at this bed and breakfast, and had a perfectly fine stay. I was most impressed by how thoughtful everything was - from single gum packs and advil packs in the drawers, to an extra toothbrush, to a kitchen stocked with coffee and tea and all cooking instruments you might need. The room was small and a bit worn, but I knew that going into it, and the private bathroom was spacious and clean. Staying here is very much like staying in a house, rather than staying in an inn. There are only 3 rooms in the building I stayed in as well as a full kitchen and two sitting rooms, and it felt more like staying with roommates than staying in a hotel. This comfort and homeyness makes me think that this would be the perfect spot for a longer term stay, but I wouldn't necessarily come back for a short weekend trip (just because I'm looking for more amenities on that sort of trip, nothing against the B&B). The B&B is on the edge of an up and coming area, with lots of nice places down division towards wicker park, but I didn't feel 100% comfortable walking back alone at night (as a young female)... I didn't experience anything unsavory, but would have been happier to be with someone else! The only negative part of the experience for me was that there was a waterproof mattress cover on the bed and it was really loud! It made it difficult to move around at all as I slept without waking myself up.
Would recommend this B&B, specifically for a longer term stay when you'd like access to a full kitchen and a little more space. (I can't comment on the breakfast as I didn't partake).
