“Great base”

We used Sutton Lodge as a base for a weekend at Rockingham Racing circuit.
It is conveniently located, a15 min drive to Rockingham, as well as being near to both Rutland Water which is fantastic for watersports and cycling, and Market Harborough.
Sue was very welcoming and made an excellent breakfast each morning for us - Full english,,cereal,yoghurts,juice,tea,coffee etc all present and correct and the cooked breakfast in particular was fantastic!
The room we had was very spacious,clean and comfortable.
Its also worth noting the pub in Sutton Bassett village is just a ten minute walk and does an excellent line in real ales, some great wine and excellent food (sea food is particularly good)
I'd highly recommend staying here and will again if im ever back in the area!

“Ahh... Peace and Quiet and Great Food”

This is an unusual mix of Motel and B & B. The setting is a working farm in a converted set of farm buildings forming a courtyard of self- contained accommodations. Each unit has its own key and you can park by the door and come and go as you please.The farm is surrounded by wonderful rural expanses of fields and trees . We revelled in such innocent pleasures as poking round the fields, playing ball with the dogs, watching the sheep and hens and listening to the sound of the wind in the trees and other country sounds. -birds, , sheep, hens - Bliss.
Although it is a rural setting - every need is well provided for .. The beds are large and really comfortable with pristine bedlinen, The bathroom is roomy with lots of towels and complimentary bath products, A drinks tray with exceptional tea, instant coffee, hot chocolate etc.and milk (from a mini fridge) is supplied and there was lots of storage . All this coupled with having our own key ,no stairs to climb and being able to park by the door would put it above average but more than that the breakfast is fabulous; Cooked to order by Sue with locally sourced fresh free range eggs , ham, sausage and mushrooms followed with toast and home made honey!! !! mmmm....
As for the hosts, John and Sue, they are so warm and welcoming that they soon feel like family. John has a great sense of humour and had us laughing continuously.,while Sue, apart from being a great cook was kind enough to show us around the local eleventh century church we had long wanted to see .
Market Harborough is a 15 minute drive away and Sutton Basset is a great base to explore Northamptonshire, Leicestershire and Rutland. It takes only 1 hour to go to London St. Pancras from Market Harborough train station. So if you want to de-stress in spacious accommodation with superb food and a guaranteed good night's sleep- Folks this is it.

“The best b&b we found!”

Having just spent nearly 3 weeks touring England staying only in b&bs, this was by far our favourite! Why? For it's genuine character, lack of chintz (!), wonderful hosts, large rooms and plentiful breakfast and best of all its lovely location on an English working farm, the kids loved it too, and fondest memories of the chickens will stay forever!
Highly, highly recommended!

We stayed at Sutton Lodge for a night after a weekend visit to a colleague's home and we've had a fantastic stay.

Owner Sue was a sweet lady who gave us a short orientation of the place when we checked in around 8pm. Surroundings are quiet and peaceful yet it's just a short drive away from Market Harborough. The nearby village pub (where we were handed a card by Sue that entitles us to 10% off the meal) serves delicious food and it's just a short drive/ walk away.

Room was a lovely barn conversion with ample parking and it was HUGE and welcoming. The room we stayed opens out into the courtyard / parking area and it makes bringing in our luggages really convenient.

The bed - I would have rated 10 stars if I could - it was even more comfortable than the bed we have at home!! I almost didn't want to get out of bed the next morning. Time to change our mattress at home!! :P We had 2 pillow each (1 softer and the other firmer). I thought that was really thoughtful of the owners to provide us pillows of different firmness.

Room was well-equipped, including a good hair dryer (3 different heat settings and fan speed), shower cap, soap, TV, etc. Towels and bed linen were clean and comfortable. Everything was very well-maintained in the room. There was also hot water flask / teabags in the room (with cold milk available in a cute little fridge). The in-room wifi was a god-sent to keep us well-connected with friends online and to check the weather (as we are going around to take some countryside photos the next day). The room lights were fitted with dimmer switches so it was nice to be able to reduce the brightness if required.

Breakfast was lovely - we had english breakfast, with tea, juice and yoghurt in a separate annexe. There were some photographs of the old barn on the wall and I thought it was a lovely touch to be able to see how the place looked before the conversion.

In all, it was really good value to stay there and we will definitely stay at Sutton Lodge if we are coming back to visit this area again.

We were very lucky to find this B&B had a family room available when we turned up on spec and couldn't have been happier with the lovely high ceilinged barn conversion and large en suite bathroom. Bedding, towels and room were all very clean and fresh and the welcome tray was excellent. Breakfast was delicious and the hosts couldn't have been more helpful even advising us about the 10% discount arrangement they had with the pub in the village which we took advantage of and thoroughly enjoyed.
