“There aren't many options--okay but not great”

This is one of those cases where websites can be a bit misleading. The B&B is advertised as "Santa Fe" style, but it is in fact more pseudo Santa Fe, built inexpensively (fiberglass showers and white aluminum windows), and lacking in charm. The rooms are very clean and the bed was very comfortable. Each room has a theme and ours was so full of nicknacks that there wasn't a place to unpack--no luggage racks, no drawers, a mini closet, not even a chair. Breakfast is served at 8 am--they knocked on our door twice in 5 minutes to remind us--something we've never experienced before at a B&B. I would prefer to be asked, or to be given the option of a light breakfast if we didn't want to eat that early. Overall, just a little strange.

When I first read this review, it struck me as odd on many levels, especially after what was written into our guest book.
After analyzing the review I determined that the issue is with the breakfast time more so than anything else. I will address that at the end of this response but first I will discuss the initial comments.
My first thoughts were that Santa Fe style is self explanatory but then I thought that maybe being from Cape Cod the guests probably were expecting something that was a one hundred year old structure and that you would find in the southwestern desert. If you Google “Santa Fe style architecture” you will find similar types of buildings pictured that look like “Down By The River”. Our B and B is a Santa Fe style and was built in 2005 to meet the codes in effect at the time of construction. The windows although white are not aluminum but rather are vinyl dual glazed to improve on the energy efficiency of the home. The windows and plumbing fixtures are really immaterial to the style of architecture.
The comments regarding no luggage rack or drawers are misleading. I have attached is a photo that shows that at the end of the bed there is a bench that other guests have used as a luggage rack and if you look at the vanity you will find drawers that are empty and can be used for storage. I am posting a picture showing this. The closet, albeit small, is large enough to store luggage and hang clothes.
Now I will address comments on the breakfast. I would like to state that when we greet the guests, we explain that we serve breakfast family style. I also state before we end the tour of the home we inform the guests that if they have any problem to let us know so that we could see if we can remedy it. These particular guests made no comment as to wanting a later time even though she comments in her review that she would have liked the option. Unfortunately, we can’t resolve a problem for a guest that doesn’t inform us that there is a problem. If they had informed us we could have arranged to make them a breakfast at a later time as we have done before for other guests. It didn’t occur to me that since the reservation showed an address in Massachusetts with a 2 hour time difference versus Arizona time that there would be a problem for an 8 AM breakfast.
As an aside, we did have guests that morning that had a class at the local astronomical observatory at 9 AM and needed to maintain the early breakfast time. That morning we served soufflés and as you know soufflés don’t last long after being served. As a courtesy, we knocked on the door to inform these guests about 5 minutes before serving but hearing no answer we informed them again when we served.
My suggestion to Elizabeth_7 would behoove her to inform other innkeepers that she visits of her wants and needs so that they can meet her standards of satisfaction even if it is only a one night stay.

I wasn't really into antiques, but I love, love, loved this place. We stayed in the Prospector Room. It was cozy and beautifully decorated with such care and detail that I have a new perspective on southwest art and antiques. Each room is an adventure. There is so much to look at and admire. It is far off the beaten path, but I love that. It was very quiet and peaceful. The bed was amazing. The breakfast was the best breakfast we have ever had at a place like this. Mike was awesome and we loved hearing his stories of travel. He makes a super delicious souffle. We can't wait to go back. Tombstone and Kartchner Caverns are very close by.

“Peaceful Getaway at Down By The River”

I recently stayed at Down By The River, my homebase for events I was attending in Tombstone, an approx. 35 min drive from the B&B. The B&B is situated so that it requires about 5-10 min of driving on a dirt road (note: this road is not maintained, so can be bumpy in spots, but is easy to get used to. Just follow the directions on the B&B website!). The nights were *quiet* (and even the days), which was perfect. The stars were out in full force, which was wonderful. I had some late night/all night events to attend, and no problem if I chose to sleep in until after noon. I felt like I had "my space" while staying here - I think Mike wants his guests to feel at home, and I did! Note - the carport is a short walk from the house, and I was glad to have my flashlight with me when I returned in the early morning hours. It's *dark* out there! Keep that in mind if returning very late.

Mike's breakfasts are nothing short of delicious, with breakfast at 8 (coffee at 7). I stayed in the Bird Room, which has a private porch. Another reviewer commented on the "creepy garden gnomes" but they didn't bother me. I enjoyed opening the door to the porch while getting ready in the morning and letting the outside air in. The last night got a bit chilly, but there were blankets in the closet, and it was easy to warm up.

If seclusion with easy access to Benson, Tombstone, Bisbee and Sierra Vista are what you need (there will be a bit of a drive to some of these places, but doable, and the scenery is worthwhile), then this is a wonderful place to stay.

“Have mixed feelings about this place”

My husband and I chose this location because we saw the prior great reviews on this place. When we arrived, we walked inside a quiet, hot house (we were the only guests for the weekend). We called via cell phone to locate the owners.

When checking in, we made a few comments about how uncomfortable the temperature in the house was and we were told to just open some windows; it would cool down at night. The temperature did not cool down and when my husband asked the owner to turn the air on (temperature in the house was over 80 degrees), the owner didn't seem too enthused; like we were expecting too much. This was the case for any request. I had requested two additional pillows and he had brought me some off a bed that was being changed (not too sure if the pillow cases were fresh).

The two nights we were there were not restful. The bed was uncomfortable and I turned down the air further on the second night (to 77 degrees because the owner barely turned it down) so we could get some sleep. The bathroom was plagued with earwigs and the jacuzzi tub spewed out black mold when my husband went to use it.

The prior reviews are correct in that the breakfast meals are good and the inside of the house is decorated nicely. The outside is a bit run down with the creepy garden gnomes everywhere and dying plants; would have been better to stick with the minimalist, natural look.

From our conversations with the owner, he is trying to sell the place because his wife is sick. While my heart goes out to these folks, it is still a business and there are expectations for a bed and breakfast.

I want to respond to this review with just a few statements.
The property has a guest side and an owner side connected by a breezeway. These guests were inside the guest side when the called me and I was working on the owners side when they came. I do have a doorbell on the owners side and most people use that if I am not out to greet them. Once she called me I was with them within a minute.
Secondly, the temperature was set at 80 but when she complained that it was too hot I lowered the thermostat. I did inform her that at night it got cooler and that she could open the windows at night if she wished as the temp got down into the 60s.
The next morning when I asked the husband how they slept he said that it was hot in the room. I had found out that they shut off the AC and opened the windows and doors during the night instead of contacting me to see if I could resolve the problem. I always tell the guests to ring the doorbell if there is a problem.
The next morning after they left to go tour on the first day I investigated the room to see what the problem was. As it turned out the air vent for the room had been closed by a previous guest. I would guess that this occurred during the heating season and I didn't notice it until I check out their complaint.
That item is now on my check list when getting the rooms ready. There had been other guests in the room but this was the first time that the AC had been needed this year. I asked the husband about the second night and he said that it was fine.
As to the other two items I wasn't shown or told about either of these item so I can't respond to her comments in that area.
I am sorry for their first night but if they had contacted me I probably would have found the problem and been able to make them much more comfortable.

If you are looking for an out of the way, quiet and peaceful B&B, the Down By the River B&B in Southern Arizona is for you. The owners, Mike and Barb are gracious hosts with plenty of local information to help you get the most out of your visit to Arizona.
The back road drive to the B&B is remote so just follow Mike’s excellent directions and you will have no problem. I was visiting with my 88 year old mother so we arranged to arrive before dark. The B&B is set up so that guests stay in one section of the property while the owners live in another section. As you first walk in, there is an awesome, very large gathering room that boasts fireplace, TV with dish satellite, DVD and movies, pool table and areas for reading or just a chat. The back patio has plenty of chairs and tables for relaxing, star gazing, and an area to BBQ and eat your dinner, if you are so inclined.
We stayed in the Bird Room. Our hosts gave us a tour of all the rooms and they all are uniquely decorated and beautifully designed. Our room was very clean and neat. I am an early riser, so early coffee was ready for me as well as Mike’s delicious fresh fruit smoothies. Breakfast was a delicious fresh baked cheese soufflé and fresh strawberry crepes. We were very full and did not eat again until late in the evening.
Can’t wait to return to this B&B. It is a winner.
