“nice guesthous with transfer by farm tractor included!”

Spent a couple of nights there at Sabaidee in new Sukhothai and staying was great. Place is nice (and cheap) and rooms are set in a lush little garden.This welcoming guesthouse upgraded from the status of homestaying but still you can get some of that atmosphere (go and ask for internet..you'll be sent to the owner's that's the first floor and little cuties and old unties passing by...)
Budget rooms and more upgraded bungalows are available.
Delicious food and brekky is served, you can also get a massage. If you ask to be dropped at the bus station when leaving, you won't be disapointed, only surprised: transfer is by farm factor!

“Inhospitable Unreliable Irresponsible Negligent Arrogant Very Swampy Jungle-like Establishment”

The guesthouse did NOT HONOUR our RESERVATION; they said on our arrival that no such room available at that moment, that is, they simply did not make any booking for the room that we have reserved more than a month prior to our arrival of a fan ensuite room; instead, they said they have more expensive rooms and not at the price that we requested, when in fact their website clearly quoted the price that is lower than what the receptionist quoted. Then the inexperienced guesthouse staff, whose manager was not around, excused themselves that the website is an old site, and that now they have upgraded themselves with the name “House”, and no longer a “guesthouse” when in fact it is still a “guest house”, loudly & clearly painted in the directions they place outside the vicinity.
With that they refused to take any responsibility of honouring our original booking which has been made far in advance of more than a month before our scheduled arrival, but DUMPED us, the GUESTS, to the next door’s guesthouse. The attitude was: TAKE IT OR LEAVE IT. They refused to take responsibility of the fact that the guests have come all the way to their guesthouse and being TURNED OUT UNCEREMONIOUSLY without so much of an apology or a sense of compunction at their own mistake.
The worst part was the arrogance of the young staff, shrugging off & saying that whatever bad review we write of their irresponsibility & unreliability, they are not worried because they can always make it up with any future guests. She thought she could get away with murder as well!
They also LIE about the distance of their location which is not a matter of a few minutes, but some distance into some poverty-ridden alleys with dogs fiercely barking at you especially at night.
And they never reimbursed the transportation that they said they would if you ask for a “free” pickup from the station.
It is by far the WORST GUESTHOUSE we encountered throughout our visit in Thailand. They never thought what damage they did to the country’s tourism industry and their own reputation.

“Nice guesthouse but not well located for sight-seeing”

This guesthouse is located down a long dirt road (10 minute walk to even reach the main road). It is then another 15 minutes to walk to New Town, though there is no reason to go to New Town since there is absolutely nothing to see or do there and there are no restaurants or bars there worth going to. It is a 30 minute, 20 baht ride to Old Town by public songthaew. In our opinion, there is really no reason at all to stay in New Town and you will just be wasting time and money each day getting to Old Town where all the interesting and historical sights are located. That said, the guesthouse itself was very nice with beautiful gardens, a funky entry area, and a nice, simple, clean room. The a/c was good but there was no wifi and you had to pay quite a bit to use their computers. The restaurant’s food was good and reasonably priced. Beware that the free transfer advertised on their website is only one way. Overall, this is a nice guesthouse with good value but we definitely recommend trying to stay in Old Town.

“Just relax...”

A wonderfull place to stay. The owner is a very welcoming man (the rest of the staff is also very friendly). The rooms are very beautiful decorated (and clean!!!), every room has it's own atmosphere. The food is excellent and the free bikes and pick-up from the busstation is definately a plus. The scenery is very calming and you get relaxed immediately when you arrive.

best place we stayed .... it was awesome , very quite but beautiful! it was having gardens etc redone when we were there but was taken shape already. the staff were very nice and very helpful. computer and a tv with dvd to watch.
