What you will think of the Dili Beach Hotel is likely up to what you expect it to be. Dili is starting to develop, but let's face it, it is not going to be on par with even rural Hawaii. So don't get your hopes up.

Dili Beach Hotel is easy to find, on a major road. As you come up to it, it certainly looks run down and not nearly as nice as the photos on their website. They run a bookshop in the lobby, and there are several desktop computers for guests to use.

Our group rented two-bedroom apartment units with four people in each room. There are fans throughout and A/C units in the bedrooms, which worked very well for us. The tile floors were fairly clean, but the walls contain the dust and smears of the ages. The bathroom is the old Asian style, without a tub or shower - the whole room is the shower. During and after showers, the floor can get very slippery - BE CAREFUL! Not for the faint of heart, but not terrible. One of our rooms had a kitchenette in the rear of the room with a sink and a two-burner propane tank cooktop.

Pluses
The location of the hotel is great, right on the Beach road overlooking the ocean. It is one of the main roads where all of the embassies are located, so it's a pretty safe area. We were able to park our rental cars out front for three nights without incident.

The living room had an Ethernet drop, which were able to turn into a WiFi access point. Internet was slow but pretty reliable.

The free breakfast was good. We ate toast and omelettes in the morning with butter and jam, and Timorese coffee is pretty good if you like the sludgey kind with the grinds in it. The workers were helpful, but customer service is not really practiced in this part of the world, so be prepared for some mild resistance if you ask for something that costs them money.

Minuses
Our group only spoke English, so it was difficult to communicate with the staff here. They were nice enough, but pretty much everything had to be done through Brandon, who is Singaporean and speaks English. The desk workers were not all that reliable, as we had problems leaving messages for each other at the beginning, though that could be mainly the language issue.

We did have some glitches and gross-out moments. When I tried to plug in an international power transformer into the wall, it fried right away, tripping the circuit breaker. I fried another one moments later, using different settings. That being said, this hotel has hybrid Asian-style two round prong/American-style two flat prong outlets in most areas, so we were able to plug in computers and phone chargers directly, as long as they supported 240V. The water is turned off at various times, usually in the middle of the night, and when it comes back, it runs brown for a while.

After the hotel completely messed up my booking with them and ended up charging me for an inferior room type than I have paid for I will never book with this hotel again. I do not recommend dealing with them in any way shape or form!
They refused to refund me the money owing to me but I have been told I will not get 1 cent from them - excellent customer service.....NOT!
STAY AWAY FROM THIS ONE!

“Good hotel, but next door is better”

Overall, it's a 'good' hotel for Dili, but after a week I moved next door to the Castaway and it was a vast improvement at a much cheaper rate. My room at Dilii Beach Hotel was large and had a broadband internet connection, air conditioning, satellite TV and a fridge. The bathroom smelt badly of sewerage, and I heard other guests complain about this. At night, the bathroom had lots of cockroaches in it. I thought that this was just standard for Dili, but when I moved to the hotel next door, found that it wasn't.

Breakfast, which is included, is simple: eggs, toast, jam, instant coffee. There is a free laundry service - you just leave your dirty clothes in the basket in your room, and when you return in the evening they are laid on the bed beatifully clean and ironed. The restaurant is good, but again, I found that next door was livlier and had a lot better range of options, as well as great quality.

The 10m salt water pool is very pleasant. There is a book exhange in the lobby where you can swap books for $3 a time (this is usually free in other hotels where I've seen this done).

In summary: it's OK, but next door is much better.

“Not perhaps the kind of beach hotel you're expecting”

Let's be clear. There are currently no branded international hotels in Dili or anywhere in East Timor. The city has come a long way since the dark days post referendum in 1999, but Dili is not Singapore or Darwin or Denpasar or even Balikpapan. The Dili Beach Hotel is basic and reminded me of the Azure Hotel in Pointe Noire Congo ten years ago or small town hotels in Papua New Guinea. There is a strong upside though, and it compares well to the competition in town. Fast, quite reliable plug in internet with nominal 100mbps (which I am using to post this contribution). The front office manageress is British (I think) and was very helpful. The food in the restaurant and bar is great: Strongbow cider in bottles, great selection of beers, delicious club sandwiches with real bacon, huge pizzas from a woodfired oven, sports channels in the bar, BBC and CNN in the room (sparsely furnished as they are). The espresso quality was high, as you'd hope in a major coffee growing nation. The staff were efficient, young and spoke reasonable English, as well as playing a mean game of pool.

By Beach Hotel, don't think Club Med, however. The beach name is reference to the fact that this 36 room two storey property is across a busy and noisy road (rooms 201 and 202 are especially loud) from the narrow strip of sand which passes for Dili beach. Talk to most Timorese and they will admit that Dili is not strong on natural beauty and I never saw anyone swimming or sunbathing on the beach. Given the fact that the city's many drains empty straight into the sea, and it is 500m from the commercial port, the reason for the lack of swimmers is obvious.

There was hot water and air con in the room and tiled floors. Housekeeping was prompt and the hotel accepts Visa with a 6.6% surcharge and a request that you pay the night before you check out (Timor Telecom is not great for reliability). The wiring is typically Timorese with the circuit breaker for the water heater about six inches from the shower head in the bathroom. My colleague complained about the thinness of the walls on the ground floor, which led to other noise intruding from the room next door.

“Reasonable for Dili - alot of improvement needed”

The location of the hotel is very good on the beachfront. Beautiful views from the top bar & restuarant.
Unfortunately it is very difficult to find value for money in Dili.
The rooms are probably a 1* AAA rating. At $85 US per night or $55 US for a small single room.
The bedding and linen whilst washed is not visably clean. It is stained. The pillows are very old and have no protective coverings.
The floors are swept and mopped each day. You will find the walls are not, doors, or aircon filters and covers.
There were quite a few cockroaches about.
Service : Very difficult at times with the language to organise reservations and everything that comes with it. This is also probably the lack of or difficulty in training staff to a reasonable level.
Bar/Restuarant: the food is good. Pricing a little high. Probably better value at the castaway next door.
Internet access is in all rooms, PC's also available at reception $3US per hour.
In all this hotel has the ability to "get better".
