This hotel will provide you with a sense of the old Hapsburg Opatija. Its seaside location and terraced gardens complement the graceful old building and the hotel restaurant provides first class cuisine. However the double bedroom we stayed in was more of an attic than a room (although the views were great) and you may need to be prepared to trade off certain creature comforts for the experience.
Also, this hotel does not have a lift.

Fnatastic situation right on the sea and just as described on Tripadvisor. We arrived just after lunch and were welcomed and shown to our attic room with a glorious sea view. Although somehat small the room was not where we were going to be spending our waking hours! The gardens and access tothe deck on the sea were beautiful. The hotel is situated on the path leading to Opatija in the one direction and Lovran in the other. A great place to stroll and admire the coast and the towns and villages on the coast. We dined twice at the restaurant and were impressed with the food. The fish was expensive, but well worth the experience, sitting outside overlooking the Adriatic and with personalised service from Marco! Altogether a memorable stay and we will return one day.

This is a charming old villa with a nice yard, beautiful terrace, and great surroundings. The building is ideally situated on the coast within walking distance to Opatija. Most rooms offer sea views and are functional.
The breakfast is average, as well as the service. Some starters are good. The sea view from the garden or terrace is just wonderful, and can improve your impression of the food.
There is one thing that can spoil your stay. The hotel is very popular for weddings because of its nice surroundings and location. The capacity is 85 people, and some wedding parties have live music. Be aware that you won’t get any sleep during such events. Wedding parties are usually held on Saturdays. If you plan to stay there over a weekend, ask in advance whether there will be a wedding party. Unfortunately, you can’t expect the staff to inform you if you don't ask.

this is really a nice hotel, great location, great restaurant, perfect view. Also the rooms are nice, free parking in front of the house. Great terasse to have dinner.
BUT: be beware of Saturdays. The hotel is also THE location for weddings. They are always on Saturdays and you are not always told about it when booking (we stayed there a couple of times and this happened not only once). If it is a big one with music: no way to sleep. Be sure to ask if you want to get some sleep.
