Simple, clean, working AC and TV, great location and best of all cheap with a pool on the roof with no people.
Looks brand new.
The free breakfast was nothing to write home about, but the fried rice wasnt bad.

Rented a bike for 80 baht, great way to get around in the old parts of Chiang mai.

Mostly Thai people stayed at the hotel.

Very clean, comfortable and very friendly and helpfull staff. Good position to walk away into the old city.the swimmingpoule seems to be chilled, thats enjoying.we are very surprised about the big double bed.

Room tip: When you like eatch other, ask for a double room with this hugh bed!

The Chiang Mai Residence is located just north east of the Old City, a fifteen-minute walk from the restaurants and bars in the city center. The rooms are large and clean and the staff is very helpful. The rooftop has a great sunset view, although the pool area could use some sort of sun coverage. Overall, a great budget place to stay.

For what is offered, a reasonable value. Rooms are clean and well kept, large rooms even for the lowest price rooms. Free Wi-Fi in rooms an added bonus. Close to one of the major shopping malls and also convenient to get into the Old City and around the moat. Breakfast - marginal. But the coffee was surprisingly good, so that saved it. Staff very friendly and helpful. All in all, good value, good location.

Room tip: Get one facing west - mine was facing east and even with blackout curtains (one of the few places here I have seen with them) pretty light in the am.

I like this place a lot. The price was good. 500 baht for a nice room. They have a good breakfast included in the price. The lady behind the counter was really nice and helpful. I felt very comfortable at this hotel and they have every thing you would need. If you want a good sandwich walk to the street to the Ultimate Sandwich. I like that place too.
