I am downgrading this hotel for two reasons: very mean reception we received on arrival and an overpriced wifi access. We fully prepaid our room, but on arrival we were asked to give them our credit card in case we, and I am quoting now, 'damage the room'. In my view, such reasoning is unacceptable even if we were in our 20s parting in Ibiza, and shows the lack of staff training or even worse the attitude of the hotel to their guests. Also hotel charges a fortune for wifi, which is free in those hotels who care about their guests and want them to come back (FYI, free wifi is available across the road in a shopping centre, also Fedration Square is a free wifi zone)
The room was a bit gloomy in deco but fine for a 3*. Hotel has a self service laundry at a surcharge and a basic gym, which is free.
The breakfast was good if you are a continental breakfast person: good choice of cereals, different types of milk and juices, fruit and yoghurt, choice of hot drinks from a machine and more.
The location of the hotel is very good and nice food is literary at the doorstep during the day.

me and my partner stayed here on the 1st of feb to the 4th of feb
we arrived in melbourne at 11:40 am and rang to see if our room was ready for check in recieption said yes. We arrived and checked in which was a very easy and recieption then went out of their way to show us places to go and how to catch the trams which was really helpful, we than checked into a room on level 3 which was not a smoking room i called recieption and asked for a smoking room and how much it would cost and recieption was extremely friendly and said to come down and it would cost nothing we ended up getting upgraded to the 6th floor.
But the best part of this hotel is its position just out the doors to beautiful cafes and out of the alley way and straight into the heart of the city.
the only bad experience we had was the smoking room there was no windows for ventilation which is hardly the hotels fault.
In short amazing hotel, comfortable beds and pillows, housekeeping daily along with your mini bar topped up dailey =].
The only other suggestion i would have is staining or trying to cover up scratches on furniture.
I would gladly come be a live in maitenance officer =]

Room Tip: i would stay anywhere in this hotel beautiful

This is a great hotel for those who want to get out and explore the city. Fab location, walkable to fed square, southbank and the city. Small but nice modern rooms, with a very comfy bed. Would def stay here again when visiting for the weekend.

Have stayed in a few hotels in Melbourne and would stay here again. The room is very clean and modern, and quiet compared to others. Location is very convenient to most of the key points of interest in the CBD. Internet available on level 2, 15 minutes for $2. Continental breakfast included in price, served in the basement dining area, was fine for what we wanted. The kitchenette doesnt have any utensils and the fridge doesnt have a lot of room however if staying for a short time there are plenty of cafes in the lane as you enter. A Coles supermarket is nearby in Elizabeth Street.

My wife and I stayed here after a narrow brush with a hostel....it couldn't have been a greater contrast! We had a king room 367 which was really luxurious, the bathroom was fabulous and the facilities were top notch. We didn't explore the gym or sauna on the 2nd floor. Loved the breakfast, the room maybe in the basement but it is fine for what it is - plenty of food too. Stepping out the front door of the hotel and you are immediately in the heart of everything, Flinders Street station is around the corner. Nice pizza restaurant next door too! Definitely recommend this hotel and will stay here if we come to Melbourne again.
