We stayed at this hotel in October 2010. Having read reviews we were expecting basic clean hotel which indeed it was but the location leaves a lot to be desired. It is so far from
Venice by comparison with many many others available. It is in an industrial area with prostitutes walking the filthy streets, not to mention dead cat on the sidewalk, large pylons,
desperately busy road - with traffic whizzing past at a crazy pace. The bus is across the road - sure enough - if you are lucky enough to survive the traffic whilst crossing and also to remain standing on the side of the road with the heavy traffic almost blowing you back on to the railway track below. The buses do not run on time and you may well have a long wait on this dangerous road for your bus. There are far better hotels in much much nicer areas nearer to Venice if you are looking for a hotel whilst waiting to board a cruise liner.

At €55/night, this was great value for money. Our double room was not big but it wasn't small, either. It was prettily decorated in the Venetian style and clean. We had a room on the ground floor and it was quiet even though our windows faced the main road. The only noise that we heard was the one that came from the corridor of the hotel outside our room but this was usually during the cleaning hours in the morning. Internet access is available for a fee but it is expensive. There is free parking with video surveillance within the grounds of the hotel. Breakfast, with the exception of the delicious, freshly baked croissants, was so-so only. Hotel personnel were friendly, helpful and spoke English well.

As others have mentioned, this hotel is situated in an industrial area but this shouldn't put you off as there are buses going to Venice every half an hour. The hotel personnel gave us advice about the bus routes and which buses to take, which was a big help. Much cheaper to use public transport to get to Venice than to drive there. It is only a 20-minute ride to Venice by bus. Depending on the type of Venice transport pass that you purchase, the rides on these public buses are covered. The bus stops are just outside the hotel with the Venice-bound route one just across the road. About 1 km away, there is a one-storey shopping mall with an open-air food area just opposite the carpark. We had a meal there once and thoroughly enjoyed the ambience. The food was good and cheap and as a bonus, there was an open-air rock concert that night. Apparently they have these concerts in that area every now and then so we were lucky to catch one of them.

This hotel is a very good base for those wanting to visit Venice. It is reasonably priced, comfortable and convenient. Would definitely stay here again.

THe staff weren't overly friendly which puts you off on arrival.
The area is industrial, with hookers all along the street day & night no restaurant, no washing facilites, had to use the local laundramat very inconvenient on a 3 day stay asked for an iron & ironingg board but sidn't have one of those either.
Breakfast... where do I start cakes cakes & more cakes, rolls a few apples and pastries, not a good way to start the day.
Once again no bar fridge. Ice & a bathroom sink make a reasonable alternative.

I reccomend gladly this hotel because:
- in front of the hotel threre is a bus-station and it costs 1.80 EUR/person to arrive in Venice. Going by the car in Venice is way more expensive : around 20 - 30 EUR/day
- it has a free parking facilty (with cameras)
- it`s styled, nice and very well decorated, in venetian style.
- the staff is friendly and offer you tips & tricks for venice (just read above the tip with the car...)
