After reading mixed reviews on the property and with no other insider info to go on, we went for it anyway. In preparation, we spent months corresponding by e-mail (in Italian, courtesy of Google Translate) with the owners, checking and re-checking as needed. They were patient with us and responded promptly to inquiries,
Upon arrival, we found the hotel easily. The location is excellent, albeit touristy... but Bolsena is a tourist town, so there you go. We were greeted warmly at reception by Signora Teresa and provided with a lakeview room. The weather was so perfect that we elected not to use the a/c at all, and felt safe leaving the balcony windows open at any time. The only downsides to this were the occasional smokers downstairs or on their balconies, and some crazy Italian guy who kept yelling at the moon one night, but other than that, the noise level and so on was easly managed. In fact, we found it to be quite a peaceful place! The bed was VERY comfortable and the only difficulty we had sleeping was due to our own consumption of espresso and wine. (LOL)
Rooms @ Le Naiadi are generally consistent to what we have experienced in Italy -- not at all large by American standards, but efficient with amenities and management of the space. The shower was enclosed and rather small; if a person of above-average girth were to try and enter, it might be a challenge to do so. The rooms were of the quality expected for the price and location, and the daily housekeeping service was EXCELLENT. The room also contained a card with both English/Italian info on the room and hotel, including a note re wearing shower caps (and showering) before using the pools -- a standard that is common throughout Italy, and not of a concern to us.
The room rates include at minimum a B&B plan (breakfast buffet), consisting mostly of ham and cheese, cereal, yogurt, breads, fruits and the tea/coffee/orange juice/milk setup. It was standard and consistent, with basic expectations for an Italian hotel breakfast which comes included with a room rate. The fruits were fresh and delicious every day, and we enjoyed the bread and tea. The only real "challenge" here was the coffee -- it seems to be "instant", which was a shock in a country which values its coffee almost as must as life itself! (After Day 1, we stuck to tea, water and juice, and caught our daily "caffe" in town.) We chose to dine at the delicious local osterias and trattorias in and around the lake/town for lunch and dinner, so we have no other point of food/beverage recommendation for this property.
Our daily questions and requests were handled politely and professionally. From time to time the owners were busy with coach tour groups of English and German guests; the hotel experience here seems it would be more enjoyed by individual travellers as opposed to groups. Again, please note (!!!): The owners do not speak English (nor do most places in Bolsena) so if a visitor does not speak Italian and/or is unwilling to spend months preparing to speak at least "survival italiano", you are not likely to have the same experience we did at all(!).
Parking is free at the hotel, although if you decide not to stroll into Bolsena and would rather park in the town centre/elsewhere, be prepared to pay 1 euro/hour for the privilege of doing so. But Bolsena is a good walking town, so this need nor deter you unless you are in any way physically unable to ensure walking... or perhaps in the heat of the summer (??).
Overall, we were very pleased with Hotel Le Naiadi, and would certainly return again in the future! Having personally spent many years as a hotel manager, please be assured that Le Naiadi is certainly a three-star hotel by Italian standards. For that matter, we have stayed in "3-star" properties that were much larger and ornate which most assurredly did not share the service and cleanliness levels of this hotel. If your expectations are of a lovely location and a solid base to explore Lago Bolsena, this hotel will meet your needs. Just learn some Italian before you book it. :)
