Everything was as I read here and in other comments! Bruno, MariaStella and Damiane are very nice people, trying to help us in every moment, giving maps, explanation, suggestions. The house is exactly what I expected to find in "La Toscana", the views from the balcony are wonderful! The apartment I rented was perfect! with a big kitchen, everything was there (salt, oil, just pefect for a first meal if it is late to the super market)
The breakfast was perfect too for us, coffee or tea, pastry, fruits, toast, jam, yogurt, juice, every day a different piece of cake. They inaugurated a cute place for breakfast, is like an alpine house in the garden, with heating and wood in the walls. I would like to visit the place again and to see this nice family!

Location Location Location - in the heart of tuscany in San Gimigano lies this beautiful cottage on a hill. the house is cosy and decorated well. the bathroom is very clean.
the breakfast was good - yummy homemeade cakes too.
Senor Bruno is the kindest, sweetest man we met on our 2 week holiday in Italy. we chatted endlessly with him.
the views from this place are breathtaking - there is a vineyard with tasting right next door.

“Most memorable place in my trip!”

Stayed here for 1 night with my pals in our tour of Tuscany. Its a bit tricky to find at first but look out for Hotel Sovestro and you are just a bit of distance away. The room is clean and have a homely feel to it (something we greatly appreciate after being away from home for a while). The nice breakfast just outside your room amidst the fresh air in the morning was wonderful.

Like the other reviewers said, its the service that warmed our hearts. Nonno was was such a dear. Although we spoke not a single word of Italian, he tried to help us as much as possible. He also tried to tell us where to explore in Tuscany but unfortunately we were there for 1 night only.

The hosts make you feel very welcome and put a lot of effort into preparing your stay. The rooms are clean although a little bit dusty (lots of carpets & curtains) but generally well accommodated.
The view and panorama is limited, however a nice terrace to enjoy a relaxed breakfast on a sunny morning allows for a pleasant surrounding. The road up to San Gimignano is close (during day noisy, at night quiet) and the village can be reached either by car of foot quickly. An enjoyable walk (small dirt road behind the house) leads up to the village in ca. 20min by foot.
Damian and his father are very communicative and present a lot of useful information of sights & places to visit in the surrounding.
Prices are reasonable.

There are many many positives about this B&B and they are covered by the other reviews. It is worth emphasizing how kind the owners, Bruno and Maria are. They do not speak English but are very caring and helpful. They are usually around their yard (the house above) during the day should you need anything. We were met the first night by Damiano, who does speak English and helped us get oriented.
Three negatives worth mentioning (and only the first is significant) are: (1) the internet is only through a router in the owner’s home. This means no internet inside of the rooms. In fact, to get a signal most days, we had to go to the top terrace or even into the owner’s yard, waving our computer around. Had it been raining and when there were other guests, this is a problem. (2) Although the location is great, you do hear road noise and in the spring, you can certainly watch the traffic go by. This is less of a problem in the lower unit and certainly less than at the Hotel Sovestro (you should read those reviews about location). (3) Somewhere online I got the impression that there was a washing machine available. There is not. Maria is willing to do your laundry though if you ask.
Instead of repeating the glowing remarks of other reviews, I thought it would be helpful to clarify the location as well as how the 3 “rooms” are arranged. Watch the video as well. The B&B is located a km from San Gimignano (an easy walk if you take the Vecchio road behind the B&B). When you see the Hotel Sovestro sign, take that road. Soon after the hotel on the left side is a steep, short, gravel driveway. This is one of the two places to park (the other is across the street). The B&B is above you as you look up and you must walk up one flight of stairs to get to the bottom unit surrounded by a terrace on 2 sides. The B&B is composed of 2+ levels. The bottom level has a full kitchen and nice seating area. The living/bed room has a matrimonial bed and a couch. Behind this room is the bathroom (very nice) and a spiral staircase that leads to the two other rooms (whose doors can be locked). This is the unit we stayed in and we were quite pleased. It was clean and well maintained. Bedding and linens of nice quality. The bedroom on the second floor is a rather small room best suited as a single but with trundle beds, can hold two people. There is no separate bathroom for this room and it must be rented with the lower floor. A few steps higher and there is another room with bath. All of the rooms have nice outdoor space. From the lower terrace, it is easy to walk the flight of stairs to the second bedroom and then a few more steps to the top bedroom. The garden has lots of flowers and is quite welcoming. All of the other glowing comments are valid.
