We stayed here with my parents for 4 nights in June, having got the train down from Turin. The hotel is at the 'train station' end of Via Balbi, literally a 2 minute walk from the station exit.
Check in was easy and we had rooms next door to each other. However, the air conditioning was not working for our entire stay and with temperatures of up to 34 degrees and no breeze, dressing and sleeping wasn't easy or pleasant. All the reception staff could do for the first two days was a typically Italian shrug and when we did finally manage to get fans out of them for the last two nights, they actually had very little effect!
Temperatures aside, the hotel was ok though there was only one lift working for the duration of our stay. The rooms were a little dated and the cleaner didn't seem to understand the concept of 'do not disturb', knocking anyway. Breakfast was mainly limited to carbohydrates in the form of bread, cereals and plenty of croissants and cakes - but if you waited long enough, they would eventually bring out a bowl of fresh fruit salad each day.
The hotel is perhaps a 15 minute walk from the port (highly recommended for a visit) or from the centre of town but is in a good location for train travel. There are also a couple of nice local restaurants literally next door and across the road, which were very reasonably priced. However, I would not stay here again as whilst the location was good for us, there are bound to be better run hotels in Genoa for the same price.
