I often stay in the local area for business and this B&B has been the first choice for several years - if they have rooms available (it is very popular!).
Rooms are extremely comfortable and I never miss the freshly cooked breakfast.
On the edge of Leamington, it is a short stroll into the Town Centre and the wide range of bars, shops and restautrants.
It is also ideally situated for Warwick and Stratford.

“Lovely place to stay”
Excellent location for the centre of Leamington Spa. Very helpfull staff & lovely rooms. Would definitely visit again!

I don't normaly use B&B' but I used the Adams last year and was impressed.
Same again this year.
Comfortable, very good breakfast, although on the night I stayed they were busy and the lady serving was a little streched at breakfast time, still have not had my coffee, mind had I been that bothered I would have asked a third time.
Will no doubt use again as it is very handy for town centre.

Firstly a very easy hotel to find and easy parking in the grounds. Warm welcome , shown to a large very clean room, with everything you wold want. We would recommend this hotel and would stay again.
Breakfast was very good hot and well cooked, there was a good selection of cereals and fruit as well.
Well done, this is a very well run hotel, keep it up.
