“Great place to stay”

Second stay at this guest house. Spent two nights there this time. Very central to Victoria Park and the town centre. Free parking. Rooms are really lovely. Bathrooms are quite large some with bath. Alicia the owner is very nice and also very helpful. Small bar on the premises. Breakfast is out of this world, so much choice with a wonderful full english. Very enjoyable stay.

“More of a Guest House, but lovely regency style, great location and fabulous breakfast”

I am from London, but working in Leamington Spa for four days a week for about a month. My colleague had recommended this "hotel", and it took me ages to find a week where they had a free room (which I took to be a good sign).

The hotel was more of a guest house, but in general (and so long as they are good quality) I actually generall prefer guest houses. The house is beautiful and it has a fantastic location 5 minutes walk from the station and is very close to Victoria Park. Although on a busy road, because it is well set back, it is very quiet. It is also located very close to a fab pub - the Cricketers - which is a must-visit for anyone who likes good ale, and good pub grub, and a very characterful owner!

My secretary had booked my in for the wrong night (the hotel staff were horrified that it might be their fault...it wasn't!), but this was not a problem and luckily a room was available. I was slightly disappointed that the room I was given was very small. However, in the end this didn't matter as (a) I was on my own (b) the bed was a small double and perfectly big enough for me by myself (c) they had free, reliable wi-fi, (d) there were a full range of freeview TV channels, and (e) the bathroom was a good size, with a powerful shower and large bath. In fact, the room was just what I needed and was wonderfully cosy.

In addition to the above, and probably the best part of my stay, was the fabulous breakfast (and being a big breakfast person, I am very fussy about breakfast!). The eggs and bacon were cooked to perfection (I particularly enjoyed the smoked salmon and scrambled egg), there was a decent choice of cereal, fruit and yogurt, the bread was good quality and the coffee was fresh and lovely. Coupled with the lovely light and airy breakfast room, it was difficult to leave to go to work in the morning.

I was told the lady running the hotel was actually "babysitting" for thte usual owners, but she was lovely and very helpful during breakfast, and when I needed an iron. She was also very nice to me when I bumped into her in the Cricketers!

Unfortunately, I tried to book for the following week but there was no availability. However, I am looking forward to returning in two weeks' time for a three night stay.

The Adams is in a great location, only a 10 minute walk from the town centre on a very quiet residential street with off street parking. We received a very warm welcome from Alicia and nothing was too much trouble for our hosts during our stay. Chris was particularly helpful and attentive with information about Leamington Spa and the surrounding area. Our rooms were very clean and comfortable and are furnished to a very high standard. The breakfast choice and food quality is excellent. We had a lovely relaxing stay and wouldn't hesitate to go back!

Stayed for one night on a saturday evening prior to staying in stratford the following night. First visit to Leamington and was very impressed by the town center and its facilities. We arrived too early for our room to be ready but the hotel owner allowed us to use the carpark while we walked into town. The hotel is in an excellent position, close enough to walk, yet enough distance to be quiet. The room was very clean with a small ensuite shower room and tea and coffee. We had no noise overnight and were well rested in the morning. Breakfast was plentiful and tasty. The owner kindly gave us a 2 for 1 ticket into warwick castle which we used prior to our journey home. All in all a very pleasant stay in a nice hotel.

“Nice to be reminded of what hotels used to be”

Whilst the Adams sales itself as a hotel it is more of a hybrid between hotel and guest house. Not familiar with guest houses I was slightly warily about my booking but it turned out to be a delightful place to stay and from now on I think I'll consider guest homes first and hotels after.

Breakfast spread was really nice and it's visible that the owners and staff work hard to please you and for their pride in the 'hotel' itself.

My room was a bit on the small side but it was cosy and not a problem - the shower on the other hand was really not accomodating for a larger chap like myself but nevertheless the Adams is a delightful place to stay. It is nice to visit somewhere that still retains its charm and individuality.
