central guest house, good welcome, nothing glamorous, good value for money

We stayed here one night - and we almost didn't last that long. The double room we'd booked turned out to be a twin with very small beds and not much space in the room.

The shower was exceptionally basic, so much so that neither of us wanted to use it. The toilet seat was dangerous! And the general decor of the bathroom especially was very tired and clearly in need of a fresh coat paint.

The bedroom seemed reasonably clean, although the dead spider hanging on the wall just above one of the beds was off-putting, and the holes in the wall could have been repaired.

We decided against breakfast, as we felt it may be of a similar standard to the rest of the hotel, e.g. past it's sell by date. And a time window on a Sunday morning of 8 am - 9 am is designed more for the benefit of the owners than the guests

Stayed here for one night while visiting leamington spa to see A flock of seagulls perform at The Assembly. The venue is only a short walk from the hotel as is the town centre,making for a great location. The hotel is clean comfortable and the breakfast is very good. All in all a good place to stay.

Myself and a friend stayed here for one night. For the price it is great value, good showers, lovely breakfast and an excellent and friendly host. It is basic but clean and well located within Leamington Spa.
