“kicks the crap out of most 4 star hotels”

This was a first time ever for me that I stayed at an B & B ( before that I stayed exclusively at high end 4 star hotels ). And I have to say, I was pleasantly surprised. The place was great, room was 4 star hotel level and modern ( each room has a private bathroom, so that is even more awesome ), it was equipped with a nice flatscreen TV with a DVD player and a lot of very nice digital channels. Downstairs there is a big cabinet filled with a lot of great DVD's that you can get and watch.

The breakfast is amazing, it's a mix of traditional hot breakfast and continental, which is great. People who worked at the B&B are awesome, they are very friendly, interested in you, and doing everything so you have a good stay.

Also the hotel has a free and very fast Wifi network, which helped me a lot.

We often stay in B&B's while travelling, so have a pretty good frame of reference. Fraoch House was one of the best we have visited to date. From the warm hospitality shown by Gareth, the amazing breakfasts, the luxurious comfortable bed and the great location - we were thrilled with our choice. Should we find ourselves visiting Edinburgh again, we wouldn't dream of staying anywhere else.

“Fabulous service - great B&B”

B&Bs have changed a lot since I used them 35 years ago. No longer is it just a room in someone's house (in most cases). Gareth and his Mum have excelled in setting Fraoch House up - the rooms are spacious, clean and have those B & B touches of bikkies and treats. We had the ground floor room at the back - watched the squirrel and cat chase around the yard each morning. I chose Fraoch House from reading previous reviews - there was one bad one - must have been written by a right pounce because I couldn't fault Gareth or the accommodation. Gareth was bright and cheery each morning (how does he do it) and served breakfast with a flourish. He was helpful with advice for which bus to catch and of course knew the local restaurants. Told us about the Britannia being berthed in Edinburgh - not something every Aussie knows I can tell you. Bus leaves from outside the front door and you can go into town or down to the Britannia. Can't thank Gareth enough for our lovely stay and would recommend Fraoch House to anyone.

We visited Edinburgh for hogmany so we spent 4 nights at the froach house. Coming from the U.S. we weren't expecting the level of service that we got. We were greater at the door and shown to our room. The room was a good size and the bedding was very soft, we slept great. The bath towels were large and soft. Breakfast each morning was incredible. Garath has a nice menu and the selection of fresh fruit and bread was awesome. The toaster was set to the perfect setting so you didn't have to toasr twice or burn the toast. Garath was always around to answer questions about Scotland, busses, the city, and the best scotch. The house is a short mile from the city center but the walk is full of shops, restaurants, a movie complex, the playhouse and a mall. Busses are always going I between the house and the city center. Our next trip to Scotland will include a stay at the froach house. Many thanks to garath and his wife for a great experience.

Room Tip: To get there from the airport a taxi 20 pounds. We took the express bus to city center for 6 pounds...

“Great B&B for exploring Edinburgh”

We spent 2 nights at Fraoch house in December 2011. It's a really cosy B&B in an excellent location, just a short walk from the centre of Edinburgh (but well placed for bus routes if you don't want to walk). It's comfortable and welcoming place to recover from exploring the city and the breakfasts are excellent.
Would be more than happy to stay here again and would highly recommend this guest house.
