I really enjoyed my stay in Bill and Sunita's B&B while on business. The owners provided a very personalised service and went out of their ways to make me feel comfortable and welcomed. I stayed in room 2 for over a couple weeks. the room and toilet was exceptionally clean. a massive bed and a fantastic view of the harbour. the room comes equipt with all the facilities i need as a short term business traveller, including a stable and fast wifi connection and ample parking infront of the b&b. Breakfast is prepared daily by Bill himself and the food is delicious. i'd especially like the house special french toast. :)
Overall, the B&B has the modern facilities but still maintains its rustic charm that is topped off with an amazingly personalised service. a fantastic stay. thank you Bill and Sunita.

“Twice in One Month!”

We stayed with Bill and Sunita at this fabulous guest house while visiting family and friends in the area and they couldn't have been more welcoming. The room was immaculate with a wonderful view over the harbour, it was spacious with lots of nice touches. Our breakfast was cooked to perfection by Bill, nothing was a problem, he even had gluten free bread available. Both our stays were a real treat. A huge thanks to Bill, Sunita and Cameron. See you again soon!!

my wife and i travelled to arbroath on holiday in january, after driving around looking for accomadation we asked a local woman where to stay and she pointed us in the way of habour nights b&b, this place is a fantastically restored hotel right down to the door handles in the entrance,its immacuatley clean and the bedrooms are very spacious,the owners bill sunita and there son cameron are so welcoming and helpfull, on the doorstep is the stunning habour with beautiful sun rises and lovely walks along the cliffs,there is the cosy little pub down the road called the old brewhouse were we had a lovely meal (arbroath smokie), the other pubs in the area are still original and untouched with very warm welcomes, overall its an exellent place to visit and not to be missed if touring this area of scotland

This is a really excellent B&B combining a super location overlooking Arbroath Harbour, with immaculately presented high quality rooms and a warm welcome. The breakfast, personally prepared by Bill is delicious and impressive - make sure you have an Arbroath Smokie at least once - while Sunita ensures that you feel very much part of their home. We hope to come again and would recommend it to anyone.

Room Tip: Make sure you book a room facing the harbour; one has full en suite while the other has a wash basin...

“Great b&b”

We traveled up to arbroath to visit family we had not seen for a while. We arrived a little earlier than we stated but we were received with a great welcome from bill & sunita (hope I've spelt it correctly) We stayed for 3 nights in a MASSIVE bed with en-suite and a view to die for overlooking the harbour . We ordered breakfasts in advance as we wanted the same each morning , my request for decaff coffee was no problem . It stated there would be a charge to pay by card (which is standard policy in most places) and there was your usual list of to do and not to do but only in the room, not all over as previous review stated. General courtesy of not letting the door slam is a must. We found the family very welcoming and easy to chat to, did not feel like you were in somebody's house as a lot of places do. GREAT breakfast every morning. (still crave the sausages) would certainly recommend this place to anybody looking for a spacious room with perfect hospitality. We will be back : )
