Well to start off I have stayed at this guest house before and to be honest it was a dump! But I was back in Arbroath and couldn't find a place to stay soo I phoned up and made a reservation for 2 days, I was really surprised as the kitcken, walkway, rooms had been done up. I was given room no. 17 it was well better than the room I got the last time I went. I think the improvements that have been made should be given 10/10 but still more could be done that is why I have given 4 stars

I booked myself and my husband into the kingsley for two nights and my elderly aunt and uncle for one night last week,my husbands idea as his parents had stayed there a few years ago and said it was lovely,which it was. we were all down for my fathers funeral. All i can say is how disgusting this place is.I asked for a room with two single beds for my aunt and uncle with no stairs,what they got was stairs,and a double bed and single bed.The double bed had a peace of 4by4 holding up the middle of the bed,while the remote control was thick with what looked like dead skin.Thier bathroom was clean but thats no use when you have to go downstairs to use the loo.
Our room was a double with pillows so stained i asked for other ones and i had to ask for towels for the bathroom,Breakfast was a joke,the toast was cold the eggs was not cooked properly and when we opened the small packets of butter they were a kind of greeny colour,we asked for another dish of butter and the guy just took one off another table,and it was exactly the same. we would have gone somewhere else but everywhere else was booked up.all this for £60 per room.they said we would be in the extension which is really quite,i sounded to me like cars were driving though the bedroom at night only to find a busy room right outside in the morning.My aunt complained the the manager that her sheets on the bed were damp and she was frozen all night and all he said was i did my best. There was mould in the shower,carpets damp writing on the walls and young down and outs smoking and drinking in the doorway. I had to go to my brothers house for a shower in the mornings.will not ever go back there

We stayed at the Kingsley House out side it has a AA 2 star must have been rated in the 60s. The guest house is going through a renovation badly needed we booked in and was told our room was not en suite but the toilet was just up stairs (only there for one night so no problem's) the room was clean but off poor standard old TV no remote old carpeting very old furniture nothing to hang your coats up on? ,no information on local attractions no fire regulations no house information ,I went to the toilet up stairs DIRTY is not the word this was worst than the old public toilets.
we spent all day out returned at night from 11pm to 2am people in and out the front door smoking and talking then at 7am someone went out forgot their key and rang the bell this must have set the trend as it happened form 6 to 7 30 .Breakfast between 7 and 9 The breakfast was fine well cooked but at Breakfast we realised the noise at night the place was full of workmen working locally Sorry this (if you want to call it a guest house)was of very poor standards we enjoy Arbroath and stay at the Red Lion or Crainryan Guest House but this was a day trip that we decided to stay over

seen some of these reviews and thought to my self are they honestly talking about the same place?

price was very good compared to other places

the people was very friendly and helpful

and lastly comphfy rooms and seemed like was well cleaned n tidy

The grottiest place I've ever had the misfortune to stay in. My favourite memories are the pervading smell of ciggies, the stub mark on the sloping ceiling, the peeling wallpaper, the mould growing on the en suite ceiling and the greasy brown stained pink velour headboard...not to mention the unidentified items stuck to the side of the bedside cabinet. A disgrace to all those fine and clean B&Bs in our Great Britain. Kim and Aggie...get your mops.
