Bryn Derwen is in a high elevated position, away from a quiet road. There are low steps and handrails from the bottom to the front door, my Dad is bad on his legs and managed this easily.
We had room 2 over looking the front of the property and my parent’s room 1 overlooking the back. Room 2 was nicely decorated in cream and browns, a little smaller than we had expected but it was well furnished, clean and tidy. It had the little touches; a flower in a vase, box of tissues, wine glasses. The en-suite was small but it was adequate. Room 1 was very much the same.

Bryn Derwen had lovely views, well kept neat gardens. 5 minute walk into Conwy, great location. Really cannot fault the B & B.

Breakfast was excellent; service was quick and served by the owner’s father who was a real gentleman. Toast and milk top ups supplied readily without asking.

We got what we paid for so we were pleased. My parents (70 & 65) gave Bryn Derwen 9 ½ out of 10 only knocking half a mark off for the little plastic pots of milk, my Dad would have liked a jug, I’m sure the owners would have supplied that had we thought to ask, nothing was a problem to them. In our Room 2 the curtain rail came off the window, we mentioned this and it was fixed straight away.

Yes we would stay again, it’s a nice B & B in a great location the only one negative is the parking. A small bay at the front of the hotel for 1 car, up a track to the back of the property where there are another 3 spaces. From the road you go up an immediate very steep hill, the car may crunch the ground, as ours did, due to the angle of the road to track but this could be so easily remedied by the owner by smoothing out that angle

All in all this is a first class B and B establishment at a very reasonable price. Excellent service with friendly hosts.

We stayed one night only at Bryn Derwen. Colin and his wife were very friendly and I believe it was Colin's father who waited on the tables at breakfast, he was very professional. Food was very good and the room, although on the second floor, was very well set up. the scaffolding was still there and Colin was still working away outside but in no way did he disturb us and these things do have to be done sometime. Very enjoyable one night in a very lovely town.

Room Tip: For older people, climbing the stairs could be an issue. Not sure if there are ground floor rooms.

The guest house was disappointingly clothed in scaffolding and set on a very steep hill. The front parking area could only accommodate one car, and the rear parking area was accessed via a hazardous precipitous rough track. We were met by the owner on arrival, who was somewhat cold and distracted. We stayed for 2 days and never met his wife. However the gentleman serving in the breakfast room was very polite and professional. The food was basic in nature but acceptable.
The overall house was clean and set in well kept gardens. Our first floor room was smaller than expected, with a very cramped en- suite. There was no room for drying towels, meaning we had to exchange on second day for fresh ones.
The single glazed windows should have provided a lovely view, however this was compromised by the condensation and extensive scaffolding. Most annoyingly, the owner continued to work on the scaffolding outside our room, which meant we had to keep the curtains closed for privacy.
We also found the inability to pay by credit/debit cards inconvenient.

We wanted somewhere close to Llangolen for the Victorian Steam Ralley during the Bank Holiday weekend and chose this guest house on the strengh of previous reviews, we were not dissapointed. Everything about the place was 5 star. from the welcome on arrival- the owner came down the path and helped us carry our luggage. the room was fabulous, for a small family run hotel it has everything you could possible want - toileteries in the bathroom(refilled daily) a hospitality tray including biscuits and lovely hot chocolate- even a bottle of water and glasses!. the breakfast was excellent. A choice of cerial or fruit to start. I asked for a poached egg and no sausage, which was no problem, I even got an extra rasher of bacon to make it up and as much toast and coffe as we wanted.
All in all an wonderful experience. We will certainly go back there the next time we go to the Steam Weekend.
The only thing I would say is that is is a very steep climp up from the road, so not suitable for anyone who has walking difficulties.

We've just returned from a 2 night stay at Bryn Derwen. We were travelling with our 11 month old son and were given the family room in room 7 with a travel cot. Even with the cot, we had plenty of room. The room is tastefully decorated with a nice airy bathroom. We thought the room was very warm but put it down to the hot weather we had had that day. After about an hour, we realised that all the radiators were on high, so turned them down and things were a lot more comfortable!! The refreshments tray in the room was well stocked and replenished the next day.
When we booked and said we had our son with us, we were offered a cot and high chair to save us bringing our own. Each morning at breakfast, a table had been set up for us already with the high chair, which made us feel very welcome. The breakfasts are lovely, a good choice of cereal or grapefruit, fruit juice and then a hot selection including a great vegetarian breakfast and toast. With it being Easter, yesterday morning we were offered a hot cross bun and then this morning there was an easter egg at each place setting including a children's one for our son - little touches like these made the stay even better. A review below mentioned it would be nice to have had background music in the breakfast room, this appears to have been addressed as the radio was on both mornings and the atmosphere was very nice.
There are a lot of steps and it is on a hill so people with mobility difficulties might have problems with access.
There is a small carpark at the back of the property and 2 spaces in front of it at the roadside. The hill up to the carpark is very steep and we were told that the best way up and down is to make sure you go on to the black tarmac bit to try and avoid scraping the bottom of your car - we did manage it!!
All in all, a lovely stay in a lovely guest house!
