Stayed in the Lynwood on a recent trip to Newcastle (lads weekend away) and I wasn't expecting much for the price. Just a clean room to come back to to sleep off the booze would have been sufficient. This was the case, however I'd recommend everyone saves themself some cash and book into one of the hostels, as this place is along the same lines.
My room was, in all seriousness, about 2 metres long and a metre wide. It was that small. It also didn't have a toilet, meaning any calls of nature had to be answered with a lengthy trek to the communal toilets, which depending where in the "hotel" your room was, could be down several flights of stairs.
My room did have a sink, but I dread to think how many people have decided against the long walk and relieved themselves into it over the years.
The heating was on CONSTANTLY and couldn't be turned off. This, coupled with a radiator right at the bottom of the bed meant it was pretty uncomfortable the whole time.
The rooms on the upper floor were unsuitable for anyone taller than about 5', as they were loft conversions and there beems pertruding at ridiculous angles. You had to keep your wits about you the whole time, as one lapse in concentration could result in a stubbed toe or bruised head.
Was only there for a weekend, but when I came to take a shower (communal, again) they weren't working. I found this to be pretty disgusting, but there wasn't anyone around to report the problem to. In the end I just gave up.
Hotel was also advertised as being within Walking Distance of the city centre's bars and clubs. In reality it was about a mile and a half up a fairly steep hill, so bear this in mind aswell.
All in all, it was a real hole. If I was going back to Newcastle, I'd either go for similar conditions in the much cheaper hostels, or fork out a bit more and go in a Traellodge or similar. Stay here at your peril!
