This is a great guest house. The prices reflect the level of service and hospitality you receive when you stay here. We have visited once before and was served breakfast in the dining room but they have had a shift round and you are now served breakfast in your room which although not as appealing at first, makes a lovely change to have breakfast in bed!
We stayed in the family room, plenty of space for us with a toddler and small baby and the mattress on the double bed is so comfortable! There is Freeview in the bedrooms on flat screen TVs and Wifi throughout.
Great location - 10 minutes walk to the beach and so near town. Perfect as a base to explore the area. Although we didn't use it, the price includes a free pass to the fitness centre across the road.
The owners are lovely, really friendly and helpful. We will be back and I would definitely recommend a stay here!

We booked with the Lyonesse because we couldn't get anywhere else for the full length of our stay; best thing we did. The lyonesse is a lovely place to stay-the website doesn't do it justice; the staff were really friendly and helpful and the bed was the most comfortable I've ever slept in. Breakfast was well presented and tasty, and although when I first learnt we were to eat in our rooms I was sceptical, it was a really nice experience. Definitely recommended if you're taking a trip to Falmouth
