We stayed for 8 nights. We got upgraded (free) from the studio to the 1 bedroom, so my review is with respect to that room.

Nice big room with a well equipped kitchen: cooker, microwave, fridge etc. Two toilets and two balconies.

The good:
Housekeeping was unusually quick and efficient. I hardly noticed them.
The staff were very friendly and helpful
The views and location are really nice. Its away from the main tourist cesspool of Phillipsburg.

The less good:
The AC unit was a bit noisy and the controls didn't allow fine control of the temperature
The toilets are some oddly ineffective design that uses loads of water and still doesn't flush well.
Normal checking time is 4pm, which is unusually late. Luckily our room was available.
The location is up the hill from the beach so if you like to be able to walk out of your room onto the sand, its not the best choice.

The rooms are lavish, the views and the sunrises are unbelievable. The staff are all friendly and very attentive. The only drawback is that you must have a car to do anything. We will stay there again within the next twelve months for sure!

I agree with the other reviews you may have read about Princess Heights. My recommendations are 1. RENT A CAR. My original plan was to take a cab, but a friend told me to rent a car. I rented a Toyota Corolla for 5 days from Budget and the rates were reasonable. No traffic on Sunday, so Sunday is a great to drive around St. Marteen to explore the different beaches. However, expect traffic during the week. My second recommendation is to take a day trip on Wednesday to St. Martin. The ferry leaves from near the hotel. The Dawn Beach area is very quiet. So you won't be overwhelmed by other tourists or traffic.

My spouse and I have been going to Princess Heights since the year it opened (Emil showed us the condos as they were being constructed). We are always pleased with the luxury (fabulous kitchens, amazing views while cooking) and now the new building allows us to be on-line with our laptops all the time--that to us is true luxury.

The staff is always helpful. Saskia has been there forever and remembers us (and asks about our family--which we almost always leave at home, as we want the luxury of Princess Heights all to ourselves). She makes sure we have a large coffee pot (the only flaw in the new building is that the condos are equipped with the smallest coffee maker I have ever seen), while teasing us that we should not be working on our laptops all the time.

And we don't work ALL the time. I run in the mornings from the top of the Princess Heights mountain down through Oyster Bay and almost to Orleans. We spend the early mornings on Orient Beach (we take sand chairs from home), sipping our coffee in travel mugs and eating the best-ever pain au raisin from the boulangerie in Orleans. Then we return back to Princess Heights to cook marvelous lunches and snorkel to the swimmable reef on Dawn Beach (we just walk down the hill to one of the world's best beaches). For dinner we sometimes cook or visit Carl (Coin Creole) in Grand Case or just sip rum punches (you can find rum for about $1.50 a bottle) on our balcony.

Princess Heights is, indeed, family run. Having Emil around (and I consider Saskia "family" too) makes everything work and work well. Be ready for the best view of your life, as you walk into your condo for the first time. I highly recommend the large one-bedroom (rather than the studio), even for just two people.

My husband and I travelled to St. Maarten's for the first time on November 4 through to November 11/09. We found this boutique hotel and checked it out on this site. The hotel is quite clean by most standards. I noticed some things like the stainless steel appliances (full size refridgerator; a side by side with ice-maker, a dishwasher, a microwave and a flat top stove) in our one bedroom suite were stained and had never been cleaned properly. The front of the cupboards were dirty and I washed them down myself. The closet doors have panels in them much like you would find in your own home but they had not been cleaned very well if at all. Also the ceiling fans needed a good cleaning. However the maid service did come everyday and did come discreetly. And I may be pickier than most people but I'm telling it like it was. Having said all this; I would like to stress that the place was still very clean and I was not turned off to staying there.
Like everyone says it is all marble and granite etc. The kitchen we had was pretty well stocked with dishes, pots and pans, glasses and cooking utensils. We only cooked breakfast in the unit but the capability was there to do more if you chose to.
The grocery stores are stocked with pretty much everything you would find in a U.S. grocery store and the prices are pretty similar.
The hotel's gym is small but you could get some sort of workout there. The pool area has nice chairs and umbrellas however we never used it once and in the week we were there we never seen anyone else use it once. In fact we never even seen any other guests!
The hotel staff is very nice though and quite helpful.
Our unit had a big balcony with a table and six chairs but it was too hot to ever sit out there and enjoy it.
A few people mentioned that the air conditioner is loud and they were not exaggerating; it was very loud but by putting it on for a while and using the ceiling fans; it wasn't too bad.
It may have been the time of year we went but Dawn Beach which is the closest to the condo was very wavy and not suitable for children. The Westin Resort; which you can use was dead...no more than 10 people in the pool at any one time. The showers there did not work and as a result there was lots of sand in their pools. We were no overly impressed with this hotel for the way everything was over-priced and then some.
We did find this little pub like spot at Oliver's which is just a few minutes away on the French side. The bar was called The Dinghy Dock. It had great food; very reasonably priced and a happy hour (5-7 pm) where you poured your own drinks for $2.00 USD and a beer was $1.50 USD. The people were friendly here and the service was great.
Another place we really enjoyed for lunch though was in Grand Case on the French side about a 30 minute drive away was called The Sky's The Limit. This spot was called a lolo and it simply a road side restaurant but they grilled the food right there. This place was spotless and I do mean spotless. Also they accepted USD and the food was great. For $20.00 my husband and I both ate and drank and tipped!
We spent some time at Orient Beach. The water here was calmer but if you don't have an umbrella there is no shade. We actually rented an unbrella, 2 chairs, a cooler and a cell phone from a guy called Pack Light Vacation Rentals. The owner Craig met us at our car rental place and gave us the items; no deposit no hassel. He sold us a $10 phone card but informed us that the phone he was giving us had $3.50 still on it. He said if we didn't use the card he would buy it back from us and he was true to his word. We didn't really need the phone but it gave us a sense of security and people can call you at no cost to you. He supplied us with the phone number before we left home so we could give it to our families. Anyway for the umbrella, chairs, phone and cooler it was $70. If you rent chairs and an umbrella at the beach it's $15 to $20 per day. We preferred this as we could stay for an hour or two and didn't feel obligated to stay longer because we had get our money's worth.
We also went one day to Maho Beach to watch the aircraft. We did not go on Saturday or Sunday when it is the busiest simply because the traffic in Philipsburg which you have to somehow get though even with know some shortcuts as we did is crazy bad. It seems that everyone on this small island owns a car and traffic was just too much to deal with so went to Maho Beach on an off day. We still seen some aircraft and it was pretty interesting. There is a bar right there called Sunset where they have the times of the larger aircraft landing times posted but you will probably spend a fair amount of time there waiting for a plane to land.
We also went down to the Boardwalk one day and spent a nice time there at a restaurant listening to live music. There are many many stores to shop in and it's nice to be able to walk and no have to deal with the traffic.
All in all it was a great trip; and even though the accommodation was great we personally would not rush back to St. Maarten's.
