We're a family of 4 with 2 teenagers; we stayed here in early Aug 2011. This is a family run business with either Dad or daughter on the front desk and Mum + chef in the bar / kitchen. The rooms were clean and functional but don't expect luxury. The bar, although again somewhat spartan in appearance, is surprisingly well stocked with good Scottish whiskeys and draft beer. In one corner there's a flat screen TV on the wall. The hotel is somewhat off the beaten track, it takes about 10 minutes to get there up the hill from the lake, so for us the real bonus was the absolutely outstanding restaurant, which meant we could picnic for lunch then all return to the hotel after a great day out knowing that we'd all eat and drink well that night back in our hotel. You can have a starter, main course and dessert, plus a really decent bottle of wine (the wine cellar is great too) for 4 people, all for around 70 Euros. It's clearly good value since almost all the other people eating there were locals. Overall, why I rate this hotel as "Very Good" is because it truly does represent fantastic value for money.

- Beautiful location, fairly easy to find (follow the signs for Zone and go up through the town following the signs for the hotel)
- Plenty of free parking (unusual in Italy!)
- Very friendly welcome from hotel owner who personally showed us to our room
- Nice, clean, quiet rooms
- Opened restaurant especially for us
- Excellent food (the best pasta we had in all of our 10 days in Italy!)
- Helpfully suggested a scenic drive to our next destination

- Overall, fantastic value for money, we'll definitely be back!

This hotel is out of town, the GPS found it without problem, the service in this hotel is first class, friendly and helpful. Free parking in front of the hotel, free Wi-fi. To watch English Tv you had to pay, seemed a bit strange, room looked a bit dated, but clean with a terrace, the bathroom was nothing special too. Breakfast was a bit of a disappointment. Restaurant is good, great food, not too expensive.

Overall the hotel had character and I liked it, its cheapish, but good.

If you stayed here you would need to have a car.

We arrived here in pouring rain and when we left 2 days later it was still raining - and it hadn't stopped in between. Probably not the best circumstances to review an hotel in the mountains!
We were also the only guests in the hotel so this was an out of this world experience.
So... Zone is a pretty village about 6 km. from Lake Iseo, itself one of the more relaxed Lakes and very scenic. The hotel has been run by the same family for about 40 years and they are very helpful and take their role of patrons very seriously. Food is solidly reliable, especially the home made pastas - they are refreshingly honest about which are home made and which are not. Wine list is strong on local Franciacorte wines although vintages are often inaccurate - I'm a bit geekish about these things being a wine merchant. Breakfasts are basic - ask for fresh coffee not the instant stuff out of the self service machine. Rooms are cheap (60E per night) and very clean with access out onto a communal terrace however furnishings and facilties are very simple and a tad dull. Decent bathrooms. Nice open fire in the lounge/reception area.
