With the potential to be a good hotel because of its location etc, the list of faults is too long to detail. Service apathetic, restaurant windows too dirty to see the marvellous view, inedible food, swimming pool so dirty that it should be declared a health hazard......

Located in a commanding postion, with some splendid views over the lake. Motorway junction just below the hotel, but no apparent noise problem. Passingnano quite a nice little town with cafes and at least one good restaurant, but it’s more than a mile form the hotel and the nearest taxi has to summoned from Perugia! We did stay in this hotel out of seson, we were late arriving (1.5hrs) and the lady who welcomed us was very friendly. The hotel was quite poor. The beds were very soft and uncomfortable. This fine small hotel set on hillside 1.5 miles out of town is great for a short break. Nice pool, restaurant and bar. Rooms adequate and clean. Good service. Fine for a family break too. Exceeded our expectations
