Start with the bad bits:
Rooms are dated, prone to noise, upstairs rooms have sloping ceilings limiting headroom and no curtains.
The bathrooms, one was out of action, had to be shared by the entire floor, and apparently with the campers outside - meaning constant activity at night.
The first impression was not good.
