The rooms weren't necessarily the cleanest. The rooms in the newer wing were fairly nice. The ac units were extremely load, but at least they worked. They cater to the RR crews but they sleep primarily in the older building where the hot tub and gym are. For the price we paid it was a good value.

This is a great place, it has a quiet restful location, Milford is a quiet little Southern Utah city. On Friday night the whole town will be at the local football field, in the winter at the HS gym. Rooms are great, hotel is great, check in is very slow but wi-fi was great. If you stay in this area you have to stay here. Its alomst the only choice. 24 hour food and nice night sky views.
