Rooms are fine but the cleanliness was not good (especially not for this price range). Dust everywhere, bathroom wasn't clean. Especially for 25$ (which is a high price for Luang Prabang) I can expect cleanliness. We had the front balcony room and paid $60/night, including breakfast. We were here for a week: Nov.7-14,2011. Yes...the location is a 10. Lovely street and a walk to everything. Refreshing to find a modest price ($30 - breadfast $3.50 extra). We had downstairs rooms on the side. good size rooms and bathrooms, good hot water, good beds. Breakfast on deck on Riverside very pleasant. Quiet location that many places in this delightful world heritage French colonial town. Excellent same day laundry service at reasonable prices.
