Location isn't everything; Hotel Charm is in a part of Old Tbilisi that is undergoing extensive, and extremely-long term, renovations. The hotel is, as has been noted, in the middle of a construction site (which isn't as interesting as it might seem; in fact the steep trench you have to maneuver to reach the unmarked doors of the hotel effectively... We like the Charm and the ladies who run it (one speaks English but is not always around) but they really need to replace the mattresses in the rooms on the upper floor (and maybe the bedspread with what looks like a burn hole in it). It is a family run place, more a B&B than a hotel, well located... More

This hotel is in the rabbit-warren maze of "neighborhood" streets in the Old Town area. The area is undergoing a lot of renovation, but still retains a centuries-old atmosphere. We chose Hotel Charm for its location and for its potential "charm," looking forward to a guest-house or bnb experience rather than a hotel. The hotel is a nice little house with multiple spacious rooms, a friendly staff and right in the middle of the action on the west bank of the river. It is so close to so many things it is hard to decide which to do first, but once that is done it is easy to walk all around the area... More

I am sure that at other times, this hotel is just fine. We stayed in two different rooms. One was an extremely large room with very uncomfortable bed and a musty bathroom. On arrival (on extremely rough-surfaced streets,) we were shocked to see that the two buildings adjacent to the hotel had been recently razed, leaving big holes, big machines, rubble, and dust over what used to be a picturesque balcony/terrace... Decent price for what you get, and when compared to other accommodation in Tbilisi. Great location in the Old Town, and just a 5 minute walk to Freedom Square.
