We agree with the other reviews the room was exceptionally clean, rooms are air conditioned, breakfast in the garden is a delight and the two owners (brothers-in-law) very friendly and helpful. Warning if you arrive by rail you need to carry your bags over the new Caltrava bridge to get to the Piazzale Roma and then over a smaller bridge.

I couldn't have asked for anything more during our trip to Venice. The hotel was close to where we wanted to be yet entirely secluded and quiet at night. The innkeepers were extremely helpful in planning our day with us, and the room had character, was very private, and everything was very comfortable.
