Did not get the exact room that we had reserved, but replacement room was satisfactory; breakfast only adequate; excellent location; hot water did not work on second morning of 2 nite stay. I would say this hotel is probably a good value for Venice. Be prepared to climb stairs. I would rate " good " overall.
