Perfect location to explore Venice. 5 min from San Marco en just 25m from the Fenice theater. Rooms are spacious and clean. Friendly and accommodating staff. Good value for money. Breakfast is a bit small (only bread is a criossant) but the coffee is good. And who needs a breakfast when eating that late the night before.

Good European style hotel. Small rooms. Drab. But excellent location. Clean. Only a few blocks from the San Marco plaza and once I got my bearings easy to find. Right down the street from the Opera House. Staff is very nice and gives excellent advice.
