Yep, not a fan of cigarette smoke. My 17-year-old niece and I stayed in the San Pietro room. You will be guaranteed occassional cigarette smoke wafting in, as Cesar, one of the owners/staff, stays in the room right next door and smokes in his room. The rooms share a balcony. I was unaware of this set-up until someone mentioned the... More

This guest reserved without reading our listing nor our website. Our B&B has strictly non smoking rooms but it is not completely smoke free, as most B&Bs in Rome. Smoking is infact allowed ONLY outside on the balconies, not anywhere inside. We think it is fair, considerate and tolerant of other's health to allow smoking outside. It is also customary... More

My husband and myself stayed at this place for 4 nights and thought it was wonderful. We stayed in the Tiber room and had an en suite bathroom which is ideal and we had a shared balcony which wasnt a problem as next room was empty and we had views of St peters Basilica, The room was good and breakfast... When planning our Euopean vacation my husband and I decided we didn't need to stay in 4 to 5 star hotels and resorts. What's the point, you are going to Europe to learn and enjoy the history and character of the "way of life." I found the B&B online through a general search, but before "booking" I looked up on... We stayed at this B&B for two nights spread 9 days apart on our way in and out of Rome. Francesca was very helpful by email to answer all our questions before we arrived and provided excellent instructions on how to get to the B&B from the airport. The B&B is located very close to the Roma S. Pietro train... More

We enjoyed our first stay for 3 nights at Casa Franci but were disappointed when we werent given the room booked on our second stay of 2 nights. The ad says the Tiber room has a balcony with a view of St.Peters but that wasnt the room we were given on our second stay. We had no balcony, and no... More

Indeed not all of our rooms have the view. It is true however that all guests can go on the balcony with the view even if it's not in their room. The guests who wrote this article may have well been disappointed they had no view on their third night, however they were well advised of the fact that they... More

This is a nice flat on the 5th floor (with lift) that has been converted into a B&B. Francesca, the owner, is a lovely, charming and smiling lady, and really made us feel home. The flat has a nice hall as you walk in, with some art works made by Francesca herself. The rooms (we stayed for 2 nights in... More

My husband and I recently stayed here for three nights in May. We have never traveled to Rome or anywhere else in Italy and were unfamiliar with the idea that a bed and breakfast would be located in a high rise. Luckily, I did read up on that being fairly common here before we left for our trip and explained... More

Six of us just left Casa Franci on May 10th, 2011. I can't say enough about the location, cleanliness and just all around friendliness of this B & B. Francesca and Cesaer were very helpful and made us feel like family. We definitely would not hesitate to stay here again when in Rome. Its very near the Vatican and has... More

We arrived during a period of transition for the B&B. Nevertheless we were treated very well. The experience is like staying in a middle class home. We felt totally safe and secure in this building. Many small cafes and gelaterias (my personal requirement) in the area. Very close to the Vatican and the #64 bus. Breakfast was fine. It was... More

This is the place to stay if you want to visit the Vatican! We arrived early after a tiring overnight trip and Cezar happened to be out front, greeted us and provided coffee and croissants out on the balcony. The view of the Vatican Dome is breathtaking. We walked about and settled into our room after it became available. If... More
