It's ok really. The staff are nice, the rooms are fine and the breakfast first rate. Just a little bit of tlc with the rooms would be helpful and the lock on the door was really flimsy. Sounds weedy but I plumped a chair next to the door! But cheaper than some in the area so you pays your money....

is the only thing that spoilt a 1 night stay in a clean comfortable room in a good location.Not as smart as the Adams but a reasonable price. as said previously a couple of small changes would make this an ideal place for a short stay

The above heading says it all really. We were given a friendly greeting on arrival and shown to our room which was well appointed. In particular, we found the bed extremely comfortable and the room itself peaceful and quiet. Breakfast was tasty, well cooked and served promptly. We now know where to stay on our next visit to Leamington !

We stayed for one night and had a room at the top of the main house overlooking the garden at the back - which was very quiet. Room was very well appointed; immaculately clean with excellent (free) wifi. Breakfast was very good indeed. Place was full and staff coped very efficiently and were very pleasant.
