We stayed in a double room in the Eyre Guesthouse - the room was really spacious and we had a small ensuite bathroom. The bathroom was really small but fine for staying a couple of days. We had breakfast included that was served in the nearby Guesthouse and we got a full cooked breakfast so it was great before setting... More

Good location with an uphill walk to Princes street. Small single room with tiny shower/toilet cubicle but this was fine for me. Wifi access poor as it is based in their other guest house Ardenlee two doors down, which is where breakfast is served. This was good with reasonable choice of cereals and hot food. Hosts happy to advise and... More

Well-located in the New Town and 15 mins from Princess Street on foot. Very quiet area so restful night is assured. Hotel is a very nice and interesting building in itself. Accommodation is clean and comfortable. Hosts are very friendly, flexible and helpful. Veggie breakfast was excellent and fruit is available for afters if you still have space after their... More

A comfortable bed and breakfast within walking distance of Princes Street. Very reasonable rates. Good breakfast. The proprietors are friendly and helpful. Basic rooms but clean and well organised. What more could you ask for when visiting the Scottish capital?

Reasonably central location, decent standard rooms, good hearty breakfast and friendly proprietors & staff. I would stay here again (though not in February!) There are 2 decent restaurants opposite, a chemist shop and the bright lights of Downtown Metropolitan Edinburgh are only 15 minutes away on foot (up what seems like the North Face of the Matterhorn's Little Brother!)

Our recent stay left us with mixed feelings. Location is good, price was good, staff were very friendly & helpful, breakfast was good BUT, the little excuse for a bathroom was our introduction to the small "add on" tiny pod ensuite. It was not the cleanest either and was a bit in need of a repair. I was on the... More

I wish I could give 4 stars to this B&B - the staff is very nice, breakfast is good, the location is great, and it is cheap. The wifi works poorly. The main problem was the quality of sleep (I was in room #1) - the bed was really uncomfortable, which made it difficult to sleep well, and after all... More

We paid £60 a night and this hotel was well worth it as i have payed a lot lot more for such a central location. The room was basic but clean, although the bathroom's are very small so i would not suggest this property for larger guests! Breakfast was served next door and was absoloutly fantastic. Really good selection of... More

I loved this B&B. Delicious hot breakfast served quickly and personally. Personal attention, family owned. I did not think the room was the small. It was actually average sized and nice. Very lovely.

This is a very nice hotel, located 10 minutes walk from Edimburg's center. Rooms are small but renovated, in a quite area. Full breakfast is served. We had singles for 40 pounds including Breakfast!
