Stayed here for 3 nights. I have stayed all spring in hostels (in dorms), so own room felt like a luxury. Hostel was closer to the city that I expected. Actually bus station is not far away. Stayed in this b&b for the Scotland - Wales rugby game. the owner was very polite and accomadating. three of us stayed in a nice large room. the bathroom was slightly cramped. didn't enjoy the breakfast as it all seemed recycled and warmed up. excellent location. only 10 minute walk to Princes street. would definately use this place again

Extremely BAD experience. Don't stay here if you can or your vacation might be ruined. Very rude crooks!!!! Bad place, awful experience. We ran away from Edinburgh (too bad, because the city is lovely) because of this bad experience.
