While planning my recent trip to Edinburgh, I couldn't believe how expensive hotel rooms were (even in the off-season!). I almost cancelled my plans but then remembered a little town called Joppa that I'd had my eye on for a couple of years. Joppa is only 3 miles from the City Centre and easily accessible by city bus, so I... More

This guest house is only 20 minutes by bus (No. 26) from Edinburgh city centre. I think all rooms must overlook the beach, which is less than 15 seconds away along with the Firth of Forth if you fancy a paddle. It was a windy weekend, but the room was warm and comfortable. Anne and Phil were welcoming and charged... More

We spent a very pleasant 5 nights here. Our room had wonderful views over the estury. Even though the room was small there was everything we could want in there. The breakfast was very good, all tastes catered for. The owners were very welcoming, friendly & accommodating. It is in a very good position within easy walking distance of local... More

Anne and Phil and their pup made this a wonderful first stop on our Scotland tour in May of 2010. We did take a little while finding a place to park but we just weren't used to the area. All good. :) The guest house is charming and wonderful, the view of the ocean from our room amazing, and the... More

Booked this guest house for myself and 4 friends to watch Scotland v England Game. Can not imagine what the hosts must have been thinking when we arrived at the door with 2 Englishmen in England shirts and Kilts 1 Englishman in England shirt and tartan trews and another one dressed as a Knight but they took pity and let... I wish I could have stayed longer in this house. Ann & Phil are nice and provide a warm welcome. I really felt at home!. My room overlooked the beach, clean and comfortable. Not to forget this house is perfectly located. I'm thinking about another stay in 2012... More

Anne & Phil are perfect hosts. Our room overlooked the Firth of Forth and the sound of waves gently lapping on the beach was a great setting. Joppa's is very convenient to the city with a regular bus service in/out of Edinburgh. Trip takes about 20min and costs 1 pound 30 pence each way. Don't try and drive as it... More

I could not fault this B&B in any way. Very handy for the centre of Edinburgh, yet in a very pleasant location, quiet and stress free. More

A beautifully maintained guest house in a tranquil location. The owners showed thoughtfulness and care with their lovely finishing touches, and their friendly but not imposing manner. Excellent value for money, highly recommended. More
