Warm welcome and pleasant clean room. Old Victorian house but had all mod cons. Flat screen tv's, phones in rooms, free wifi, laptop computers available for guests in rooms. Arrived very late to a great welcome and advice where to eat locally late in the evening. Help offered with bags. Fresh large room -6. Our stay here was fantastic, especially at £60/night for a double room. I am surprised by commentators below who say the B&B is 50 mins' walk from town. A great place to stay! Welcoming host with pleasent staff. Clean lovely and homely rooms. With a great breakfast not far from Edinburgh with only a 10-20 minute walk. Will definitely be staying again and would certainly recommend! More

The location of the B&B proved rather inconvenient as I had been led to believe it was far nearer Edinburgh than the 50-60 minutes it took to walk. Tremendous welcome with lots of local tips. Excellent, fresh and clean bathrooms with good showers. Friendly staff who want you to enjoy your stay. Free Wi-Fi and good tv's in the rooms.
