We stayed at this B&B because of the convenient location, free parking, friendly manager and view of the old Donaldson's college. Breakfast was fine as was the room and bathroom. The zoo is just down the road. Haymarket station is also not far to walk, roughly 5-10 minutes. Its about 15-20 minutes walk into Edinburgh central from here. This place... More

Only 4 mins walk from Haymarket train station. Quiet, very clean and very friendly staff and owners. Would recommend to anyone. Breakfasts really good too. Thanks for making us feel welcome. More

Staff was very friendly and helpful. The triple ground floor room we were given (had booked a twin room) was old, a bit smelly, and unpleasantly decorated. Because it was looking out onto the car park, privacy was limited. The bathroom was very small and not very inviting. When we arrived the toilet was not properly cleaned, but this was... More

I decided to stay here overnight as a small getaway, I chose this B&B as it was cheap and close to my work. I found the chinese receptionist & the breakfast waiter friendly, I heard but didn't see the owners.. Upon entering my room the first thing I noticed was how dark and horribly decorated it was (dark pink ceilings,... More

When I arranged my trip to accompany my husband who was on business, I did not realize that the Fringe festival was taking place in Edinburgh. I contacted nearly 3 dozen B&B's (all hotels were full), and James at the Ashgrove house responded in the affirmative that he had a room available for 100 GPB per night. I immediately booked... More

We got in from the airport around 8pm. We let them know we were checking in late. We had no trouble at all finding the place. We took the 100 Citylink bus line from the airport for 3 pounds and 60 pence per adult. It took about a five minute walk to get to Ashgrove House from the Wester Coates... More

Service here was friendly and correct. Room was quite big at least the room was very high, but still cosy and nice. Also the breakfast was good with the traditional Scottish breakfast. The location was pretty good because the old town was quite near and in walking distance. There were also many parking slots in the front yard, also it... More
