A clean, not to big, Guest House run by very nice people. Good breakfast and there is attention for the guests. The Guest House is situated between the towncentres of Warwick and Leamington Spa.

I have stayed here a few times and each time have found the people there to be extremely friendly and helpful. For accommodation on a budget, the rooms are comfortable and clean. Stayed here November 2011. Excellent value for money, nice bright clean rooms, crisp clean bed linnen and towels, friendly staff. Fantastic cooked breakfast. There is a courtyard for parking which has security lighting and CCTV. Tescos across the road so as a contractor this was ideal for my pack up. If only every town had guest house like this.
