Stayed for 6 nights on a study trip. Clean but smelt of smoke. The room was comfortable ( the hole in the door did need fixing though rather than just putting a sticker over it!) enough and breakfast was good. About 15 mins walk to the centre of York.

We were booked in here and on arrival were told there was not a twin room as required. We were told that the attic may have twin beds but we probably wouldnt like it as it was up steep stairs. We were later charged £60.00 for a no show by the booking agent. NOT HAPPY

We didn't stay here, we walked in and all we could smell was smoke a woman came from the kitchen barefoot and there was a group of people in the kitchen smoking. One of the woman from the back rhen walked through the dining room with a cigarette. The place felt grubby. That was enough.

me, my partner, + my 13yr old son stayed here in august, we all loved it, not to posh, + certainly not drab, very clean + comfortable, our room (no 8) was very clean, tidy, plenty ov tea, coffee, sweets, + biscuits, the towels were cleaned every day as were the rooms, the breakfasts were delicious, fresh fruits, cereals, toast,... just stayed at york lodge with friends good location for city center ,but b&b is a bit tired .rooms are spacious but could do with up dating and showers need updating , breakfast room is very small the 4 of us were unable to sit together ,breakfast was good and service very good .

Definitely not 3star. The place is In a good location and does a decent breakfast. However, it is charmless and lacks any kind of 'homely' feel that you'd look for in a B&B. The proprietor of this guest house should not be in the business. So miserable and unhelpful. Breakfast between 08:00-09:00. No leeway!!! Check out 10:00 and again no leeway!!! Good service, cleanliness, and value. Has free wifi in the room. This is about 10-15 mins walk from the city walls of York, so not the closest you could be. There are many little B&Bs / hotels in this area. This one is reasonable, however is not that flash and has probably the worst shower pressure I have ever encountered.... More

Excellent place to stay, great english breakfast. We had booked a twin bed room, but since there was no room available, they gave us two distinct rooms at no additional charge. Great service, free wi-fi.
