Awful, awful awful. The website stated "Brighton guest house experience, best of big hotel service" - what a joke. It is run down - painter's masking tape running along the floor by the skirting boards, decrepit furniture in the truly laughable "bar area" and very dated bathroom which, as opposed to the wording on the website, were not "full size... Nov 2011. On arrival this hotel was disappointingly dated. We were told we could park outside to drop off luggage but if you do this you block the one way traffic due to cars parked and you need a permit to park in another street, if you can find a space. Was welcomed here with open arms after being turned away from Urban House hotel because they made a mistake and cancelled our rooms. Which by the way they then refused to help us find anywhere else, were shockingly rude about it, accused us of cancelling our own room???? and then denied telling us that they had only two hours previously... More

Too expensive for what it has to offer: shabby, tired and pretty dirty (not disgusting, but very dusty and spotty), breakfast eatable but really is so-so, mismatched firniture, tiny TV with 2 channels, no internet, tiny and mouldy bathroom, could hear people from upstairs like they were sitting in my room...etc etc All in all pretty dissapointed that i spent... Stayed here recently,very dismal ,tierd,tatty hotel,had no room key,we were given a double on the ground floor,by main entrance,very noisy,could not sees sea,supposed to be a sea view room,bathroom extremely small,basically a broom cupboard.tatty and tierd furniture,dodgy lamps and shades,cleaner left door open after cleaning it,anyone could of walked in and stolen anything,very unsafe,had to keep closing curtains at all... Terrible parking straight off,had to park 3 streets away. Got inside,looked around and thought "hopefully the rooms will be nicer" but was terribly disappointed. Stank of cigerettes,unclean apart from the bedding,VERY grotty and old fixtures and fitting,broken windows catches,broken bedside unit.... On arrival check in was easy and friendly which was a good start ,when we got to our room we were very disaponted with the room.We knew we would not get a room change as it was pride weekend and the hotel was full so we made do.The double room was very small there was dust all round the room...
