5th time and 3rd year in a row we’ve visited this place and although it’s got some good points definitely feel like they’re living on the past… Pools are great but site/cabins could be cleaner, bits of rubbish left around the pool were there for a few days, cabins were new when we first stayed in them a few years ago but now looking tired and in need of more than the VERY brief clean they get, covered in spiders webs, fan in room broken on arrival, real lack of cutlery/cooking utensils in cabin. I’m sure they have problems with people taking stuff/breaking it and that’s wrong and unfortunate but also part of the business. Loungers by pool are mostly hard plastic ones not designed for spending any length of time on…. Last year when we were there all our swimwear was ruined and my son suffered severe itching after being in the hot tub. Never complained but family who left the resort the day after us said the hot pool was then closed “for maintenance” so there was obviously too much chlorine added 😬 Was also really disappointed on how they harassed us for final payment BEFORE the balance was due, never had any issues with payments in the past but the constant phone calls and messages which were mostly missed due to a family health emergency/working shifts were annoying and just lowered it in my lengthy priority list… then on the day balance due a call which I only answered as thought it was part of the medical emergency and then said I couldn’t talk, could hear the lady saying quite rudely as I put the phone down that the balance was due by 12 noon that day and if it wasn’t received the booking would be cancelled. Then at 2:38pm received an email saying the booking had been cancelled. Extremely unimpressed with how they treat loyal customers spending $1200 again and would have let them cancel it if there’d been any chance of getting anywhere else in the school holidays, but duly paid as planned. Plenty of other reviews on here saying the same re cleanliness and we noted the park was less busy than in previous years. So, in summary, if you’re going to charge more than other parks and market yourself on “resort” facilities, and demand money before it’s due, need to up your game in terms of cleanliness and customer service.

Karrinyup Waters is a great park. It is close to the freeway to the city, Scarborough and Trigg beach, and the northern suburbs. KW is also only 30 mins to Swan Valley. The cafe/bar is awesome. It is spacious, has new but not always clean facilities (grubby guests not the fault of staff), and a great pool (so long as you don’t mind swimming with loads of kids). The grounds staff are great. Some of the long term guests in the park are lovely, but others not so much… DO NOT stay on site 125. The neighbours in 126 think they own the place 🤦‍♀️ They are rude and arrogant. They park on your spot, claim the grass/picnic table/communal space. It is a shame that some people think they are so entitled.

Nice large park with large caravan sites. Not sure I like the choose your own site method they use here, whilst it has it merits, when you are a large van it’s annoying that a small camper van can choose a large slab site at the expense of a caravan. Be warned the pool area is a fair walk from the caravan sites at the bottom end of the park. For a park this size I would recommend they add additional washing machines, only 5 machines to service more the 150 sites, it’s like feeding time at the zoo from sun up. Disappointing to see a lack of recycling bins around the park, this could be easily improved. Lots of rubbish blowing around the park as well, for a resort it is disappointing to see. May I also suggest management start terminating bookings when kids fail to listen and remove themselves from the deflating jumping pillow. This is just a lack of responsibility from the parents failing to control their kids. Last night I counted 9 times the group of at least 30 kids were told to get off the deflating jumping pillow. Set a precedent and it will soon stop. Amenities large and clean, probably best I’ve seen on our travels so far. To sum up, nice caravan park, but could improve on the small things.

My review -good stuff first… * great cabins to fit bigger families plenty of space . Good size tvs , comfortable couches ( beside the goo & crumbs and rubbish shoved down the cracks which the cleaners need to sort out . * friendly lovely cafe and great facilities in the park. & nice food , we didn’t have breakfast at the cafe but from looks of others food was amazing ! Dinner was fabulous! Wish we ate here more . Coffee is the best I had too in so long ! ( negative was some kids have vandalised the boat play ground with writing & inside the cabin bit smelled of urine !) Now the negative.. * gardens around cabins have many bottle lids and bits of rubbish / and I don’t think they check or rack the sand each day in the play areas- as 3 days the bottom park had a book ripped up everywhere ( my guess it’s still there today) also kids next door from the houses come into the gated area & play on the jumping pillow ( they told My son they lived next door over the fence ) * POOL TOWELS you have to PAY $2- each this is a first for us in our travels.( usually they don’t want you using the same white towels) *for 5 nights we got one towel each person if we wanted more we had to pay $2 again each I guess for a towel as we were told we don’t get it serviced . Now we paid over 260 a night here ( if we stayed in a hotel / resort in the city we get this kinda service) so heads up on making sure u don’t clean up any leaked shower screens or kids drink spills on the floor as no box of tissues either to be seen. But it’s a lovely park and we would stay again but be a little bit more pre pared and buy essentials we need for a long stay with kids. Some areas I haven’t said also need up attn too- window sils / cuboards rails on the floor filled with dust and debris /corners of the floors and a bit off a TLC like a recent review has said . Over all Will stay again… as maybe it’s a staff turn over atm, maybe When I ring next to book I’ll ask for it to be cleaned well :) or supply a mop & bucket.

Great spot for kids! Cafe has good food at an affordable price. Resort felt safe and secure. Play areas were great and very social! Facilities were clean and well maintained. The pool area is amazing and warm enough to use even in may! All staff were friendly and knowledgeable. Close to shopping center, and an easy trip to the CBD

Having stayed previously in 2021, I thought this stay would be no different but unfortunately it was vastly different. We come up from the country for medical appointments for my daughter who is immunocompromised and has a lung disease. The cabin we were given was not cleaned properly at all. There was sticky residue in the cutlery drawer, on the cutlery and small ants in both the kitchen and bathroom. The bin area smelt bad and hadn't been cleaned. The dishwashing detergent bottle was slimy and disgusting to touch, plus its original top had been replaced with a pump water bottle lid. There was a smell of urine around the lounge area. The bathroom was dirty on the sill and under the sink and there was a used bathroom soap just outside on the area where you park your car. I have emailed the manager advising of all this and haven't had a response yet. This morning I woke up feeling extremely ill, so imagine my horror to read the post below about a family catching COVID there and that the place was rife with it. If my daughter and I test positive for COVID because of our stay here, I will make a formal complaint and I will be sure to inform her health specialists, where we got it from.

Within 48 hours my baby and 13 year old were so sick. There was a pair of dirty underwear left outside our cabin. By check out without leaving the resort and only using the pools twice all three of us had tested positive to covid. Beware I have a feeling this is where ppl go when they have covid to isolate the place is literally infested with it and the staff are extremely unhelpful The cleaning Ng ladies and cafe workers are lovely but the resort its self enter at your own covid risk - Calli Sacks

We have used this site regularly for several years and until recently have been very satisfied, but on our recent visit we were surprised how the cabin had deteriorated. It was not very clean and still had the old unusable aluminium fry pan, lights not working and only 1/2 a toilet roll. The reception staff were as usual very helpful and polite but other staff members gave the impression that it was putting them out to do their job. We purchased several meals from the restaurant at around 2030 hrs which arrived at our table around 2045hrs . At 2100 the restaurant staff insisted we leave the restaurant because it was closing when we had only half finished our meals and drinks. They kept coming back trying to clear our table making us feel uncomfortable. It is such as shame that the best site in Perth is becoming run down and the service from a few staff members is at the best very poor.

Facilities are good but Wifi is non-existent - very disappointing for $50/night power site - was better in $30/n parks!! We had Apple, Samsung, HP gear, and despite at least 2 calls to fix problem, we were advised that "it was the kids playing games" or "have done a reset" - nothing happened to correct problem. Also the bone jarring speed humps were totally unnecessary. Not good enough for an expensive park.

This Caravan Park does have a wow factor to it, from the pool areas to the on-site cafe and the good choice of cabins and well kept grounds. It is a popular Caravan Park, especially for families. Not too far from Perth City with freeway being close by and around a 15 min drive to North Beach. Stayed in a one bedroom family cabin with Verandah which accommodates up to 4 people. The only negative was the shower, which I found to be a little slippery and nowhere to put shampoo etc; The two TV’s, one in the main bedroom, was a bonus. Yes, would stay again when next in Perth.
