Stayed here for 5 nights and I’d say I was disappointed with the size of the room and the mattress. The the duvet cover has a hole, the cups were dusty and the tiny tub where the shower is also installed and the toilet bowl are old. No free water bottle and if you need anything like water or coffee you have to get it at the reception area as well as every time you leave you have to give your key to the receptionist,the key is old school too. The only thing I appreciate staying in this hotel is they change linens & pillow cases daily which is good. The hotel is near train station, restaurants and grocery shop.

It is in a great location and e price is right. A single room is about $65 a night. I defy anyone in my home city of Toronto to find a hotel room for that price. Not in a million years. The Park Inn is a business hotel, rooms are small but okay. On the negative side, they reek of cigarette smoke. That might bother some people but it doesn't bother me even though I don't smoke. Lots of nearby restaurants. Near Tokyo's Gay Town, and also right near Straight Town too. The hotel is a gay friendly place.

Yes, I came back for another visit. You'd think with all the larger hotels opening in Shinjuku that there'd be some competition for more reasonable rates. Not the week I was there. This hotel is cheap and you really get what you pay for. It's more of a "business hotel" which in Japanese means a cheap place for Japanese "salarymen" to flop for the night, sit and smoke in the room until they fall asleep. Housekeeping does the basics. Our room was on a higher floor and surprisingly, didn't smell of smoke when we arrived. After I put the heat on to take the chill out of the room, the smell started. Fortunately, the windows in our room opened a bit, so we could get some fresh air coming in. I took a look at the filter in the unit inside the room and it was gobbled up with gunk that had been building up for who knows how long. (Pictured). I washed it off but the smell coming out of the unit was still nasty. It's interesting that they've started putting air freshener bottles in the rooms now. At least mine had one. You really get what you pay for. Were it not for the location and it costing for two nights what some other places are charging for one, I'd not have stayed there. It's a shame that housekeeping doesn't do a better job or that they don't take more pride in upkeep of the hotel (but that would probably result in higher rates)

I found the Hotel Park Inn Shuinjuku Ok to stay at as it is close to subway, shops, restaurants and a easy walk. Rooms are small and average. Not luxury but cheap an affordable for a quick stay over night. We nearly canceled because of some of the other reviews on TripAdvisor don't always listen to there negative views (alway check there other reviews. If they complain a lot they will always find something to whinge about) You get what you pay for. I booked this hotel for one night after reading some positive reviews on tripadvisor. I booked it online. I only booked this for one night, because Sadachiyo in Asakusa was only available for two out of the three nights that I was staying in Tokyo. I thought that Hotel Park Inn Shinjuku was an affordable choice, since I had splurged on my booking at Sadachiyo. When I arrived at Narita Airport I took the bus to Shinjuku. It was difficult to find the hotel. Luckily my friend who lives in Tokyo had met me at the bus stop and helped me find the hotel. We took the train to the station nearest the hotel. When we finally found the hotel it was difficult to get my heavy suitcase up all those steps. It was terrible. There was a flight of atleast 20 steps just to get to the hotel lobby. No one from the hotel helped me. As soon as I approached the front desk I immediately sensed that I had made a terrible mistake. The whole vibe of the place - it felt like I had just entered a karaoke lounge. It was dark, tacky fit-out and I couldn't see any lifts. The staff was unfriendly. A shock to me - because hitherto I had very positive experiences in Hokkaido. I had just spent 10 days in Hokkaido before arriving in Tokyo. And my previous travel experience to Japan in 2012 had been wonderful. This made the rude experience at Hotel Park Inn Shinjuku even more jarring. I was handed my room key. I had to ask where the lift was located. It was hidden away in an alcove not far from the front desk. When I reached the level where my room was situated, the initial dismay I felt had deepened into a sense of unease. The hotel corridor felt like a cheap backpacker place. Old, badly lit and dingy, I moved across the dirty and faded carpet and located my room at the end of the hallway. As I unlocked the door the unease I felt earlier had developed into despair. The room, tiny and claustrophobic, reeked badly of cigarette smoke. The walls, furniture and furnishings emanated an ancient stench of cigarette smoke that was impossible to eradicate. My friend agreed with me that it was not a good place. After spending the day sightseeing with my friend I didn't want to return to the Hotel Park Inn Shinjuku at nightfall. I dreaded the thought of having to spend the night there. It worried me. When I reached the hotel room I showered and got ready to sleep. I began thinking, how is it that prior to this my experiences staying in Hokkaido had been so positive? I flipped through the booking confirmation from the hotels I had stayed in Hokkaido. They had specified "non-smoking room". I checked the confirmation slip from Hotel Park Inn Shinjuku and to my deep dismay, realised that the Hotel Park Inn Shinjuku had never asked me in the online application form whether I wanted a smoking room or non-smoking room or not. I kicked myself and noted to myself hat next time when I book online I will ensure that there is a selection for smoking or non-smoking room. If there is no such selection, DO NOT PROCEED. I had a shower and tried to sleep. I tried to open the window. It was locked. At 10pm I called front desk, explaining that I couldn't sleep in a smoking room. Could I please have a non-smoking room? The front desk said that all the non-smoking rooms were booked out. I said, can I open the window? He said no. I insisted that it was impossible for me to sleep. He was of no help at all and basically expected me to bite the bullet and bear with it. So I did. I had no choice. I even tried to sleep with the door ajar, thinking that some "fresh" air might help. I couldn't sleep the whole night. I could hear other guests on the same floor coming and going, and it made me paranoid. I would close the door and later open it again. The airconditioning didn't help either. I tried all ways. I even tried to sleep with the blanket over my face. Nothing worked. Every breath I took was foul and heavily tinged with ancient tobacco smoke. I checked out the next morning. I had to drag my heavy suitcase (27kg) down the flight of steps to reach street level. NEVER AGAIN would I EVER return to this hotel. It was hell and I would never recommend it to anyone. Don't try and save money and stay here. The rating for tripadvisor is between 1 to 5. I give this place A MINUS 10. Subsequently I stayed the next two nights in Sadachiyo, Asakusa. The service there blew me away. Which made the experience at Hotel Park Inn Shinjuku seem all the more HORRIBLE.

the hotel is very well located but it is noisy, and very dirty. i woukd recommend looking for another alternative as there better hotele and cheaper than this one. Rooms have carpet and stinks! We have to ask for air refreshener to avoid the humidity smell in the room, never again!

Gamble to stay here as location & pricing was unbeatable. It turns out above expectation. Stayed 10 nights on the top floor room 1104 semi double. Comfy low soft bed, clean rooms, friendly staff look for Mr. NAKANO (if it's not mispelled) and a long hair gentlemen at the front desk as they have been very helpful. Quiet area, 24hours supermarket right opposite is a value added. Besides its 5 mins walking distance to shinjuku gyoenmae station and 8 mins to Gyoen National Garden.

The hotel is very well located but the rooms are so old and I banged my head with the ceiling everytime I had to have a shower in the "bonsai toilet". If you have heavy luggage, be prepared to climb a ramp of stairs before getting to the reception. I don't smoke but all my clothes smelled of tobacco because smoke gets into the room ... It is not clean (carpet looks very dirty) . The only two good things are price and location

I've previously recommended this hotel because it had some good rates and its in a good location. I can't do so anymore. I stayed several nights there last week and my first room had water leaking somewhere out of the unit bath into the room itself, making the carpet wet and you could see what looked like mould on the carpet. We got another room and though the carpet wasn't wet, the bathroom smelled like sewer gas. This was in addition to the smokey smell that permeates the entire place from top to bottom - even on floors that are supposed to be non-smoking floors. The reception area is the worst. The staff sit in the back room smoking and its enough to make you gag just walking through the area. The only good thing about this place is that it has windows that open, which in Japan, is something you may consider since most Japanese buildings are airtight, overheated sweatboxes in winter. A shame that they don't spend some money and do some renovations in the place. It hasn't changed in the 15 years I've known about it.

I lived in Japan for a decade and know the area well. I always stay near Shinjuku when I visit. I've stayed at other more expensive hotels and they all seem to smell of smoke. At least this place has windows that open a bit. In winter, you'll run into places that have the heat on full blast and you can't do anything about it. The Park Inn is simple accommodation. I don't see spending hundreds of dollars for a place to sleep. It's a place to dump my luggage and catch a few zzzz's before I'm out exploring. Good central location, with some of my favorite restaurants, shopping and drinking nearby. (Try Hageten at the Isetan department store for fabulous tempura and sashimi!) The Park Inn is clean, the staff not off-putting though they don't speak English very well. If you think of it, you may want to carry (or buy there) some Febreeze, just in case your room anywhere in Japan has that cigarette smoke smell to it.
